HomeMy WebLinkAboutPermit Miscellaneous 1987-3-12 ~oe/E..~ SPRINGFIELD ' CITY OF SPRING.ll'lliLD Planning Department March 12, 1987 Mr. Ri ck Roberts Operations Manager Sycan B 3405 Baldy View Lane Springfield, OR 97477 SUBJECT: Follow-up Discussion of Simax Commercial Park Dear Rick: This letter is meant to provide a summary of our discussion on March 5, regard to' the conditions of preliminary approval of Simax Commercial specified in Cynthia Harmon's letter to you, dated 2/20/87 (attached). this will assist you in the development of your property. 1987 in Park as I hope 1. Dedication of Right-Of-Way on Game Farm Road East. This issue was resolved after some discussion regarding equity in dedication requirements. An off-set center line was the culprit. Dedication of 30 feet from center line is a consistent standard and is applied equitably here. Dedication would be to Lane County. 2. Improvements to Game Farm Road East. This would include curb, gutter, sidewalk, storm and sanitary sewer, street lights, street trees and a two thirds width street. The existing AC mat mayor may not be adequate for this improvement. You would be responsible to provide us with test results. The design of these improvements would be compatible with future improvement of the remainder of Game Farm Road East. Coordination with Lane County Public Works is required. 3. Public Utility Easements for the perimeter of the subdivision. Requirements for new PUE's on this subdivision are as follows: a. 7 foot PUE along the Game Farm Road East frontage of lots 14 and 15. b. 10 foot PUE along the Gateway Street frontage of lots 15 and 16 so that Rainbow Water District can relocate their distribution line. This will also require a 23 foot PUE between lots 16 and 17. 4. Panhandle access to Gateway Street. This is not permitted by Code unless no reasonable alternative exists. A proposal to create a street intersection at this location sometime in the future is not desirable because of the short distance between existing intersections and the projected traffic volumes for this area. 225 North 5th Street · Springfield, Oregon 97477 · 503/726-3759 " 5. Curb return driveway on East Beltline. This cannot be permitted until we have ver1fication that 1,000 or more trips per day will be generated by the user of the site. It was agreed that Beltline would be fully improved up to the location of the proposed access. At this point only the curb and gutter would continue to the east property line. At the time of development of lot 14 a curb return driveway could be constructed if the previously mentioned 1,000 trips per day are verified, or; if a north-south street dividing lot 14 is proposed a curb return design ~ould be standard. 6.
