HomeMy WebLinkAboutPermit Miscellaneous 1987-5-11 CITY OF SPRINGFIELD Office of Community & Economic Development t1ay 11, 1987 Mr. Rick Roberts Sycan B Corporation , 3405 Baldy vi e'tJ Lane ~; Springfield, OR'97477 Subject: Setback area for Special Light Industrial Zoning ~ear Rick: ' The Special Light Industrial District (SLI) requires the following, setbacks: a) 20 ,foot planted setback at the perimeter of the entire McKenzie-Gateway SLI site b) 20 foot planted setbacks from the exterior boundaries of development areas within the McKenzie-Gateway SLI site (development areas must be a minimum of 10 acres) c) 20 foot building separation d) Zero lot line structures shall be permitted The exterior boundary of a development,area includes street frontage (either public or pri vate) and property 1 i nes that form the perimeter' of the enti re McKenzie-Gateway SLI site. Interior development area boundaries are subject to provision c) above unless adjacent, development areas are included within th~ same, site pl~nning process. Through this process zero lot lines, jpint driveways, parking areas or open areas can be permitted. Interior boundaries within individual development areas may be zero lot Hne or else, must provide 20 feet between buildings. Because 20% of the development area must be landscaped, there may be situations where zerQ lot line development would'not be prac-' tical.
