The above referenced parcel has a current zoning of Low Density Residential (LOR). The
designation on the current Eugene-Springfield Metropolitan Area General Plan is an area that is on
the border between LOR and Commercial. The property is in an area south of Centennial Blvd.
between Rainbow Drive and Prescott. A proposed amendment to the Metro Plan shows a
. designation of Commercial for this lot, although this amendment has yet to be approved.
Property adjacent to the west of the tax lot (17032743 5804) contains a self-storage facility and is
zoned Community Commercial. A Metro Plan Amendment and Zone Change were approved in
1995 to change the Metro Plan designation and current zoning from LOR to CC. This property
takes access from Rainbow Drive, which is a collector street.
A wetland encompasses two-thirds of lot 5500 separating it from the Commercial development to
the west. Approximately 100 feet of building area remains which would access Prescott Street,
which is a local unimproved street in this area.
You have proposed to purchase this property in order to build a single family residence. In order to
clarify the designation of the property and avoid a plan zone conflict, please submit a letter from the
current owner to the Planning Manager, Mel Oberst, of the Development Services Department.
This letter should contain the owner's intention to develop the parcel with a single family residence
and desire for the designation on the Metro Plan to be Low Density Residential.
