Box 743 Pl easant Hi 11, DR 97455 Dear Mr. Roberts: At the request of your tenant, we recently conducted a courtesy inspection of your property located at 686 W. Quinalt, Springfield, Oregon. This inspection revealed several areas of concern that require your attention. They consist of the following: PLUMBING 1. The dishwasher leaks excessively, causing water to accumulate in the sink cabinet. STRUCTURAL 1. Tile and plaster board are missing around the bathtub, allowing water to accumulate on the closet floor of the adjacent bedroom. 2. The masonry fireplace and chimney are excessively cracked and are separating from the building wall. The separations are notable at the top of the firebox, below the smoke chamber, which is indicative of movement from either temperature extremes or settlement of the fireplace. The fireplace must not be used in its present condition, and should be removed o~repaired to a safe condition. 3. The required smoke detector is missing and must be replaced with an operable unit, which should be reconnected to the existing wiring provided for that purpose. 225 North 5th Street . The City Housing Code specifies that all structures and their service facilities must be maintained in a safe and sanitary condition. Repair or replacement of the above noted items is required. Please note that a building permit must be obtained for the repair or removal of the fireplace. The permit can be obtained from this office. .
