Maximum Impervious Surface Calculations in MountainGate Subdivision
"From:
Pursuant to SDC 16.040, the approved MountainGate Master Plan (1998), subdivision decisions
(2002) and hillside development and tree felling permits for Phases 1-4, the maximum impervious
surface of a lot inclusive of structures, patios and driveways, shall not exceed 35 percent. TIlis"code
standard was not modified or qualified during hillside development or subdivision review
procedures. The Master Plan is attached to all properties as a deed restriction; the protection is the'
first item listed on hillside development plot plans attached to individual deeds. Builders and
applicants have requested direction for the calculation of impervious areas and the use of pervious
pavers and/or other infiltration systems.
SDC Article 2 defines impervious area as "any surface that either prevents or retards the
entry of water into soiL Common impervious surfaces include, but are not linlited to,
rooftops, walkways, patios, driveways, parking lots and/or storage areas, concrete or asphalt
paving, gravel surfaces with compacted subgrade, packed earthen materials and oiled
macadam or other surfaces that similarly impede the natural infiltration of storm water".
With regard to calculating inlpervious areas around a residential structure, any roof line
extension beyond the foundation footprint (up to 24 inches wide and 8 feet above
surrounding !,'Tade) may be exempted from the impervious calculation if the area below is
pervious. Any architectural extension beyond the typical 24 inch eave overhang shall be
considered impervious area.
With regard to the use of pervious block, pavers, asphalt, decking or other surfaces designed
to readily infiltrate StOffil water back into the soil on the lot in which they are located, up to
15% of the total lot area may covered with pervious structures when placement is reviewed
and approved for slope, fill and foundation stability by the City Engineer during building
permit review. Constructed pervious areas shall be located outside required setbacks and
easement areas:

Tolal impervious coverage shall nol exceed 35% of the lot area; lolal pervious paving
shall not exceed 15% ofthe "tolallot area. .
