"" FINAL COMMENTS- 10/27/06 City of Springfield 3rd Review of Mountaingate West COS Journal # SUB2003-00062 Company: Tolbert Associates, LLC Surveyor: Lloyd Tolbert Reviewed by' Jon Driscoll (726-3679) Plat Comments: FIRST SHEET I) The "Record" call on the Basis of Bearing needs to be referenced or removed. 2) The two post monumented comers on the exterior must have a note with two elements (County Surveyor's original instructions): I) Why they were not set, and 2) That the County Surveyor gave you permission to post monument them due to the extenuating circumstances. 3) There is a stray line on Lot 117.. .ifyou're replotting this one anyway. SECOND SHEET 4) Change monument symbol on to most northerly ROW monuments at the north end of Mountaingate Drive. Also, add note to explain why being post- monumented and that you have the County Surveyor's permission to do so. 5) Neither of the -550 distances (i.e. measured or record) along Mountaingate 1st Addition add up to the individual lot distances. 6) . How is Lots 45 getting water? (As a private line, it can't go in the PUE, and the private line doesn't connect to that lot.) THIRD SHEET 7) The 14' Easement on Lot 107 is missing an arrow. (Move dimension over?) EIGTH SHEET 8) Easement ReD is not fully dimensioned/located on the plat. 9) Make clear what is easement line and lot line at the south end of20' PUE (to show where easement ends, but flag lot is still connected to panhandle) Provide detail or make clear. General Comments 10) A definition or where to find one needs to be identified for the conservation . and vegetation easements. Article #3, 2nd paragraph, 3rd + line: Remove the phrase "15 foot wide private sanitary and storm sewer easement" and replace it with "20' Private Utility Easement" d. Article #3, 3rd paragr~h, 2nd line: Add in missing lot(s). . e. Note: Article #3's 2n and 3rd para!,'Taphs are repeated on pages 8 and 9. If you leave these as repeats, make the same changes on them as required by the previous three notes. 13) Access and Maintenance Agreements: a. Change all Easements to read 130 lots in the first line of the second paragraph. b. Easement E-I: Add to Point 5 reference to Tract B. c. Easement E-I, Exhibit B, first line: Wrong POB described. It would be more appropriate to start with "Beginning at the most northerly comer of Lot 47..." d. .Easement E-4: Match title with plat, possibly removing the easement language in title & body of text. e. Easement E-3: Add Lot 28 back in to the last line of second paragraph. f. Easement E-5: Alter lots impacted in second paragraph.
