FIRST SHEET
I) Is there a reason to call Tract "A" a tract? Ifit (or any other tract) is going to
be further developed, it is customary to call it a lot.
2) There are two Tract 8's. Show two separate tracts.
SECOND SHEET
3) The SE comer of Tract A has a symbol not listed in the Legend, as is the same
for the north end of the curve on the west side of said tract.
THIRD SHEET
4) The 14' Easement on Lot 107 is missing an arrow.
5) Reminder: Lots 113& 114 need easement lines plotted as dashed so lot
boundaries area easily diseernable.
6) The radial reference monument and the ]20' reference monument aren't very
useful. Please post-monument as you originally asked to do, or reference as
POT's.
FOURTH SHEET
.7) Correct the delta on Curve #7, as it does not fit the rest of the curve data.
FIFTH SHEET
8) The Line NW of Lot 117 needs an arrowhead.

9) The sum of the measured/record distances along Spring Oaks does not match
the sum of the distances along Mountaingate West lots by 0.25'. Correct/Add
data so it fits what's on the ground.
10) Spring Oaks Lot 15 needs crow's feet on the 149,65.

II) Lot 36: Correct area.
12) Lot 3: Add Curve A data to table.
13) Missing brackets on 150.76 north of Lot 6.
14) Lot 7&8, correct spellings of "easement."
EIGTH SHEET
15) Lot 60 needs the area corrected.
16) Add to curve data that the infonnation for the curve between Curve G and C.
17) Change the title of the private access easement from 26' wide to variable
width.
18) The above stated access easement does not have a border on the south side,
but appears to fill Lot 28. Please remedy this.
NINTH SHEET

20) Declaration:
a. Add apostrophe to" Owners' "
b. Line 15: specify which "owner" (e.g. Lot IS's owner, Home owner
association, Present owner..?)
c. End ofline 9: after "Lot'l 08" remove comma and replace with "and"-at
least if the 40x40 is to serve Lots 107 & 108 their easterly adjoiner.
21) Post-Monumentation Completion statement, as seen in the last half of the
attached document, should appear on this signature page. (You could remove
the General Notes (No building, structure, tree..) as they are shown on all the
sheets that display a PUE.)
Separate Documents
22) CC&R's
a. First page, Section A, second line-the lots are listed, but it fails to
include the tracts.
b. They do not mention Tracts B-D.
c. "Exhibit A" is a blank page.
d. Article #3, 2nd paragraph: Reconcile lot numbers with what is shown on
the plat, and give document number for Mountaingate CC&R's.
e. The Fire Protection Standards (Page 7) needs to have a group/organization
delegated who will enforce this (e.g. the Homeowner's Assoc. or the Fire
Department)

24) Access and Maintenance Agreements:
a. Add "private utility" to the titles on each separate document as well as to
both the map calls and the declaration.
. b. Public and Private utilities are not allowed to overlap, but only to cross.
c. Add to each agreement/easement-at the second paragraph- add tracts to
Jots into which the land subdivided.
d. Easement E-I: Add to Point 5 reference to Tract B.
e. Easement E-I: Remove Lot 46 from the list of impacted lots.
f. Easement E-I; Exhibit B, first line: It would be more appropriate to start
with "Beginning at the most northerly comer of Lot 47..."
g. Easement E-3: Remove Lot 62 from the list of impacted lots.
h. Easement E-5: Remove Lots 123 & 125 from the list of impacted lots.
Field Comments
The Basis of bearing needs monuments as per ORS 209.250(3)(d). Choose if
you want to replace the destroyed monument, or choose a different basis of
bearing. (The county surveyor if you choose the later, you may just show the
reference bearing and your bearing side by side and not rotate all your bearings.)
Please let me know soon on your decision so I can send out our field crew to
check this now or delay until you replace the monument.
NOTE #1: Jim Donovan, the planner on this project, will be adding comments later
which will affect this plat, and more field comments be coming.
Note #2: When you have completed all comments and corrections from the City, County
and field check, please deliver a final paper copy along with a current title report.
If there are no further corrections you will be notified and you can pay the Final Plat
Fee and drop off the mylars. The mylars will be internally routed for signatures and once
complete you will be notified to come and pick them up to deliver to the County for filing
and recording. Five copies of the recorded plat must be returned to planning before
building permits can be issued.
