FIRST SHEET I) NW oflots 1-6 there are a couple stray arrOWS that seem random. Please remove or make clear their purpose, 2) On the north half of the outer boundary [ find at least 7 monuments w/o descriptions. 3) Change the line type of the south line of Lot 108 ( of MOllntaingaie 1st Addition) to match the subdivision boundary line in your legend. 4) The line extending the eastern line of Lot 116 is on the plat for what reason? It was not on the preliminary plan. SECOND SHEET 5) You did not show the 10' Priv. Storm Drain easement on the line common to , Lot 46 and 47, as shown on the construction drawings. (Be sure to add to the, Declarations as well.) 6) The following monuments found by our field crew, but were not shown on the plat: SW comer of Lot III and the SW comer of Lot 109--both of MOlllltaingate ]" Addition , 7) Chl\!We the line type of the south line of Lot 108 (of MOllntaingate I" Addition) to match the subdivision boundary line in your legend.' 8) Please change the angle of Graystone Loop so as to avoid the appearance of another adjoining subdivision. 9) Define all the monuments on the north side of the exterior (five missing descriptions). 10) The SW comer of Lot 114 (Mollntaingate I" Addition) has arrOW to it, and text. Please delete the arrow that shoots NW'ly form that text. II) Lots 44-47 have three "A" cUrves. Not possible, please fix. 12) NW comer of Lot "A": Close brackets of 176.92' call. 13) Place a post-mon symbol at the intersection of Mountaingate drive with the outer boundary. 14) In legend, after brackets, change "3-6" to "3-4" as only those references are shown on that page, THIRD SHEET IS) Give bearings on the east sides of Lots 112 & 115. 16) Define more than one of the three sides of the east end of26' wide easement. (The legs aren't 40' if it's 40' wide.) FOURTH SHEET 18) The line extending the west line of Lot 116 is on the plat for what reason? It was not on the preliminary plan. (The planner had a problem/question with Lot B and Open Space # 1 being platted separately.) 19) The County has allowed for the missing exterior monuments on Lot 102 to be post-monumented, so please show these monuments as such, and then give.a brief explanation for the reason. FIITH SHEET 20) No comments SIXTH SHEET 21) Show distances between monuments-missing on outer boundary, specifically at the end of Mountain gate drive. (Comment for drafter: I will assume a labeled distance is between the nearest monument symbols (or between lot lines) unless crows feet are used.) 22) Above Lot 127: Make clear where [131.58] is referring to. 23) Separate on Lot 128 the two sets of curve data. 24) The delta angle on Lot 129 is about 30" off. Pleasecorrect. 25) Correct the ROW width from 27.5' on Mt.Gate Dr. 26) Above Mountaingate Drive: Show broken line and monument to which distance 979.83 goes-{)r show Sheet # to which it extends. 27) In legend, after brackets~ change "3-6" to "5-6" only those references are shown on that page. 28) SEVENTH SHEET 29) There are eight found monuments with no descriptions. 30) You've removed the 14 priv. util easement from the back of Lot 4. Why? . How are the adjoining lots being connected with the utilities? 31) In legend, after brackets, change "3-6" to "3" (and make phrase singular) as only that reference is shown on that page. EIGTH SHEET 32) Lots 27 & 65 list access easements, but don't have the reference numbers listed. Please remedy this. Also, change from 25' to 26' in the title of the easements. 33) Please label the length (25'?) at the end of the access easement extending into Lot 66. 34) Correct the spelling of"easemeent" on Lot 76. At the end ofline 9, change the "<" to "&". b. On line 10, add "to the east of" to "the adjoining property"; also, precede "owned" with "presently." c. Line 14, change from "across 24-28" to "across Lot 25-28..." d. Add to page 6 notes denoting locations of Tax Lots 124 & 123 in order to make last line of declaration easily locatable. e: Add any private utility easements that are required. 37) Narrative: a. In establishing northern boundary, you seemed to skip Ash Creek Estates, and the monuments Guile set around the water towers. 38) Acknowledgement: a. Move ")SS" over to the right. b. The line after "My commission expires" must be longer, as it must have room for the month to be spelled all the way .out, not abbreviated. ORS . 194.031 (4a-d) 39) Please submit CC&R's for review. 40) Submit two completed affidavits or consent--or submit one, and remove one of the consent form recording data from this sheet. Separate Documents 41) Access and Maintenance A/,'1'eement impacting Lot44-47: a. Add to the description of the location of the property (1st paragraph): Ne Y. Section 4.... b. Please specify exactly which lots are encumbered and which lots are benefited. 42) Declaration Of Access Easement And Maintenance Agreement: a. Correct Exhibit Ii. so that it matches the final plat. b. Exhibit B A) Add "West" to the "Mountaingate" on the first & fifth line. B) Correct metes and bounds calls to match plat. 43) Please provide copy of all other easements by separate document. General Comments 44) On lots with panhandles, the PUE going into the lots should be changed to private utility easements. Make changes on map and declaration and/or separate easement documents. 45) Show slope easements-along roads, between lots, watching panhandles- where needed. . . 46) It would help future readers of this plat to have page #'s to be shown for connecting pages (as is done on Tax Lot Maps). 47) Show all easements listed in the title report or in notes explain why they are not shown. (Submit new title report with only applicable easements would ease this task.) 48) Why do you have Lot A and Open Space # I separated out? More comments may stem from that once it has been received in by the city's planning department. 50) Please add the following note to evel)! page that shows PUEs: "No building, structure, tree, shrubbery or other obstruction shall be placed on or in a Public Utility Easement." 51) Add ROW to the Legend on pages 2-9. 52) Concerning the tax lot numbers in the lower left comer of each page: It appears to me you have missed two tax lots. Please check if you shouldn't also include 17-02-34-34 T.L. 1102 and 18-02-03 T.L. 1000. 53) Please make all easement lines (esp. access easements) to be shown as dashed so lot boundaries area easily discemable (good example on Lots 113&114). 54) The Surveyor's Certificate and the property description on the title report do not match. Please remedy trus. 55) Navigating between lots is quite difficult. Please consider adding a small map which shows where the pages cover over the parent property as well as notes directing you to the pages which show adjacent lots (at the edges of pages). 56) Submit a current copy of the title report with the mylars. (Needs to be dated within 30 days of the filing date of the plat.) 57) All taxes must be paid before the plat can be approved 58) Build or bond all public utilities. ForSUBDlVISIONS ONLY-check conditions Field Comments 59) Plcase notify me when you are ready for us to perform a recheck in the field. Notc: When you have completed all comments and corrections from the City, County and field check, please deliver a final paper copy along with a current title report. If there are no furthcr corrections you will be notified and you can pay the Final Plat Fee and drop off the mylars. The mylars will be internally routed for signatures and once complete you will be notified to come and pick them up to deliver to the County for filing and recording.
