Condition #1: Submit a copy of the recorded easement documents for all easements shown on
the partition plan under this application. In addition, submit a maintenance plan for the
common use treatment swale and for the joint use driveway serving all parcels. This
maintenance plan must be approved by the City Engineer prior to approval of the plat.
Staff finding: The draft easements have been submitted. No comments were received from the
City Surveyor.
Condition #2: Provide a public-works lock and a SUB lock on the west side manual gate and a
Knox keyed gate switch on the electric gate fronting 30th Street. "The manual gate and locks
shall be installed prior to approval of the final plat.
Staff finding: An electric sliding gate was installed and approved in December 2009.
Condition #3: All electric facilities located towards the NW corner of parcell must be within the
easement. Either move the facilities or modify the easement.
Staff finding: The easement has been widened to include all facilities.
Heads Up Comments:
1. A title report dated within 30 days of submittal will be required prior to submittal of the
final plat application.
2. Condition #4 of the site plan (DRC2006-00081) and condition #4cof the Drinking Water
Protection permit (DRC2006-00082) require all recycle/refuse areas to be covered,
hydraulically isolated and piped to sanitary sewer. Based on a site visit on Feb 14, it
appeared there were two recycle/refuse areas that were covered, but not isolated or
connected to sanitary sewer.
3. Condition #4d of the DWP permit requires drinking water signs posted .on all buildings and
adjacent to the swale.

THIS IS NOT A DECISION ON THE PLAT. The plat pre-submittal meeting shall be held within
one year of the date of the Land Division Tentative approval. A complete Land Division Plat
application shall be submitted within 180 days of the pre-submittal meeting. If the applicant has
not submitted the Land Division Plat application within these time frames, the Land Division
Tentative approval shall become null and void and re-submittal of the Land Division Tentative
application shall be required per SDC 5.2-140.
