PROJECT DESCRIPTION:
The purpose of this project is to remodel the existing 2161 ft2 office space, and to construct a
new 447 ft2 addition at the north end of the existing building located at 1605 "G" Street in
Springfield, Oregon. A portion of the existing asphalt parking lot (impervious surface) will be

removed to make space for the new addition. In order to supply the required number of
parking spaces for the proposed addition/remodel to the existing structure, an easement
agreement for shared parking will be acquired to obtain (4) additional parking spaces at the
parking lot located across the "G" Street to the north.
ACCESS:
The existing property currently has a driveway access off of "G" Street.
PROPOSED OFF-SITE IMPROVEMENTS:
The only proposed off-site improvement would be the installation of a new accessible route to
the public way. A new concrete sidewalk will be installed across the front of the building (north
side) that will lead to the existing sidewalk along the west side of the property.
The only other off-site item would be an easement agreement for shared parking to acquire the
minimum number of parking spaces for the proposed building improvements. The parking
agreement will be to use (4) parking spaces at the existing parking lot located across the "G"
Street to the north (map 17-03-36-21, tax lot 8700).
CURRENT USE:
The site currently has a 2161 fe building located on it that is being used as a dermatology clinic.
The existing building has power, water, sewer, and phone services.
SITE FEATURES:
A portion of the existing asphalt parking lot will be removed to construct the new addition. The
existing soil conditions below the existing asphalt parking lot are not visible at this time.
According to the "Soil Survey of lane County" the soil at the site should be 32-Coburg. This soil
is typically a silty clay loam (Cl) with moderate to low shrink swell potential.
FILL/EXCAVATION:
At this time approximately 1570 fe of asphalt/soil will need to be removed for the installation
of the concrete foundation for the new addition. The amount of fill is unclear until the addition

has been excavated. The fill will be compacted crushed gravel with its depth dependant on the
soil conditions below the asphalt parking lot.
TREE REMOVAL:
No trees will need to be removed as part of the construction of the addition.
LAND DEDICATION:
No land is being dedicated to the City as part of this project.
PROPOSED MODIFICATIONS:
No variances are being requested as part of this application.
ADDITIONAL PLANNING APPLICATIONS:

Research is currently being done to determine whether a Drinking Water Protection (DWP)
application will be required or whether the project is exempt (if there is less than 20 gallons of
hazardous materials on site). If it is not exempt, a DWP application will be submitted.
