Cluster Criteria 42nd Street (Tentative Cluster Subdivision)
Steve, I've done just a preliminary review of the cluster design standards on one of the permits
(Building 1 as indicated on the submitted site plan). As we discussed, I didn't apply the standards
from section 3.2-230(G)(2)(3) because of the private street(drive?) that the homes front. None of the
homes are facing 42nd Street, which for purposes of cluster design standard review is the only fronting
street.
The structure appears to meet the rest of the design criteria with the exception of the fa~de of
Building 1 that is facing 42nd Street (the left side elevation). According to 3.2-230(G)(4) a minimum
area of 15 percent windows and/or dwelling doors. By my calculations the required minimum window
and/or door area for this fa~de is 99.75 square feet and they are showing 52 square feet of window
and/or door area. This minimum window/door area would only apply to the left side (street side)
elevation of this particular building because it is fronting 42nd Street.
