CC (Community Commercial) zone. . Mr. Baldwin, The referenced application was submitted on July 7,2010. On July 9, you asked the city to withhold processing until supplemental information was submitted. On August 4, 2010, the supplemental information was received. Although the application materials do not identify a specific use, it appears you want to establish a use that can be classified as "retail sales". That is an allowed type of use in the CC zone. There also appear to be two existing businesses at 1410 and 1414 that don't have zoning approval. At 1410, the current use is a tattoo business. This can be classified as a retail graphic art service and is an allowed use in the CC zone. At 1414, the current use is Mother Hubbard's. This can be classified as a retail apparel business and is also an allowed use in the CC zone. If it is acceptable to you, I will include those businesses in this approval without any additional cost to you, Before I can issue final approval, I will need some additional information to determine compliance with SDC 5.15-120. To do that, I need the following: 1. The approximate square footage of each tenant space, 2. whether any driveways will be closed 3. if there is any outdoor trash receptacle 4. verification that I have accurately described the existing businesses. 5. a specific retail sales use in 1408. First I'd like to thank you and Mr. Kloos for working on the completeness issues with the current submittal and providing all the requested data necessary to help us broaden the range of uses that may be approved at the site. I want to assure you that we appreciate your need to respond to potential tenants quickly; we are reviewing our ability to approve groups of permitted uses under the code considering adequate access, parking, and traffic and pedestrian safety. During a recent meeting with my Public Works Transportation colleagues, we reviewed the parking and access issues again, re-considering your offer to modify parking space angles, place a protective barrier at or near the Main Street sidewalk and close the southerly driveway on 14th Street (April 26, 2010). We feel that with some minor conditions for the provision of design detail, your proposal may be a workable solution under the current conditions. We would like to proceed with the concept in mind during the current MDS review process. Please give me a call at your convenience to further discuss the details.
