O. Existing impervious area on the site is comprised of existing buildings (11,550 s.f.) and a minor amount of concrete paving (2,000 sJ.); totaling 13,550 s.f. 1. Phase 1 includes demolition of a portion of one of the existing buildings (1,550 s.f.), construction of an addition to the main shop building (5,000 sJ.), additional pervious gravel surfacing (drives, fields and ped zones, 73,800 s.f.) and landscape areas (between the improvements and Industrial Avenue ROW, 18,800 s.f.). 2. Phase 2 includes the construction of a new material and equipment storage building (5,000 s.f.) and an open sided and roofed vehicle wash facility (1,500 s.t) and trash enclosure (1,500 s.f.). 3. Phase 3 includes the construction of an office building (3,450 s.f.), drives and parking area (22,700 s.f.) and associated pedestrian access (5,850 s.f.), landscape (22,500 s.f.) and misc site improvements. Othm Activit't 4. At some point in the overall project, the two existing site access drives will be improved with Portland cement concrete paving. 5. Existing site circulation drives and parking fields are comprised of crushed rock surfacing. It is proposed that existing to remain and Phase 1 and Phase 2 areas remain crushed rock surfacing. Drinking Water Protection and Stormwater Management requirements will be addressed. 6, It is proposed that site circulation drives and parking fields in the Phase 3 area be paved with asphaltic concrete paving and the pedestrian zones in Phase 3 be paved with Portland cement concrete. 7. Existing landscape areas are unimproved. Landscape areas within all three phases will be improved in accordance with applicable requirements.
