Re: Hammer Project at Industrial Avenue and 42nd Street
Dear Mr. Metzger:
I am writing in regard to John Hammer's proposal before the City of Springfield for a
Metro Plan Amendment that would change 6.2 acres currently zoned heavy industrial to a
commercial designation. As you know, Springfield, Eugene and Lane County are in the
process of undertaking a buildable lands survey of commercial and industrial land within
the Metro Area. The Metro Partnership has been advocating this for the last two years
based upon our belief that such a survey will demonstrate a substantial shortage of both
commercial and industrial land in our community.
However, while waiting for the results of that survey and for appropriate action to be
taken based on those results, development opportunities to support a local economy that
is beginning to recover from the recent recession should not be neglected. For this
reason, I believe the proposed change in designation is appropriate.
We have shown the industrial parcels located near 42nd second street on Industrial
A venue to a number of prospective clients. While this land has many advantages, I am
convinced that allowing a mixture of commercial and industrial uses would make this
area more attractive to prospective tenants, purchasers and developers. I also believe that
this will enable us to attract more and better jobs to this area, which has the potential to
be a premier location for quality development.
Therefore, I would encourage the City of Springfield to approve the requested Metro Plan
Amendment.
