Minor Site Plan Modification for Exterior Improvements to the Willamalane Center Narrative Willamalane Park and Recreation District recently acquired the Regional Sports Center located at 250 south 32nd Street in Springfield and now'owns and operates the entire 94,560 square foot public facility known as The Willamalane Center. The 9.75 acre property can be found on map 17-02-31-00-00502. SOLARC Architecture is providing architectural services and permitting for minor improvements to the interior of the building under a separate application. Willamalane is submitting this application to complete exterior site improvements to a 40,600 square foot marginally developed open space located on the East side of the main entry to the new Willamalane Center. The project area lies between the building and the 215 space parking lot. Existing features of the area include a 28'x130' (3,800 sf) concrete sidewalk that connects the parking lot with the main entry and serves as the main access route to the facility. The sidewalk is lit by two 20' high street lamps which are located along the centerline of the main sidewalk. Two, 20 space, covered bicycle parking shelters are located on both sides of the sidewalk approximately midway between the main entry and the parking lot. Each bicycle shelter is 9'x41'-3" and both shelters total 742.5 square feet of concrete. Two 5' wide sidewalks totaling 680 square feet run parallel to the east face of the building and access service doors at the SE and NE corners of the building. No other improvements have been completed for the 40,600 square foot exterior area. A 14,872 square foot area immediately adjacent to the entry was used as a staging area during the construction of the building. The contractor spread 4" of crushed rock over the area and it was left after they completed their work. The area is rutted and is in disrepair. The remaining 18,200 square feet is non-irrigated open space covered with sparse vegetation. Plans for improving the exterior entry and grounds for the new Willamalane Center were developed in-house using Willamalane's two landscape architects. The plan retains the existing 3,800 square foot concrete sidewalk connecting the parking lot to the main entry and the two 5' wide, 680 square foot, sidewalks that access the service doors. A new 930 square foot concrete patio with a 3' high, 30 square foot, concrete privacy wall will be constructed next to the main entry. The flowing design of the new patio mimics the new interior improvements and will be stained to complement the colors used in the interior. Two 30 square foot concrete panels will be poured at each side of the existing entry to complete a 180 degree circular entry slab. The entry will then be stained to match the color scheme of the patio (see attached perspective). Date Received: MAY 1.9 2011 Original submittal . . constructed on the south side of the main entry against the north and east facing walls of the building, three smaller (485 square foot total) planter beds will be constructed in planter strips along the east facing wall of the building, and a 750 square foot planter bed will be constructed on the east side of the new patio. All planter beds will be irrigated. The remaining open space in the project area (26,851 square feet) will be seeded and prepared for an irrigated lawn. Twelve trees, and numerous shrubs and ground covers will be installed as part of a planting plan that Willamalane will prepare.
