The City items are in regular typeface and our responses are in italics. Summarv of Conditions of Approval: 1. The Final Site Plan shall depict linear curbs or over width bumper overhang areas for all parking spaces fronting onto landscaping and walking areas. Curbs and/or bumper overhang areas shall be depicted on the applicable site plan sheets, including civil engineering and landscape plans. Concrete wheet stops have been added at all parking spaces fronting onto landscape and walking areas. Along the western portion of the site, they have been added at all areas 2' or less from the existing fence. This condition has been met, see Site Plan. 2. At least one landscaping area, minimum 8 feet wide by 16 feet long, shall be provided at or near the midpoint of the row of 50 compact parking spaces along the west edge of the site. Shrubs may be substituted for trees at this specific parking lot landscaping area. One landscaping area (8' x 16/ has been added near the midpoint of the row of 50 compact parking spaces along the west edge of the site. This condition has been met; see Site Plan and Planting Plan. 3. At least three landscaping areas, minimum 8 feet wide by 16 feet long, shall be evenly distributed within the row of 115 compact parking spaces along the west edge of the site. Trees shall be provided in these landscaping areas in accordance with the requirements of SDC 4.4-105.F. Three landscaping areas have been evenly distributed within the row of 115 compact parking spaces along the west edge of the site. These areas meet the requirements of SDC 4.4-105.F. This condition has been met; see Site Plan and Planting Plan 4. The Final Site Plan shall provide for at least three covered long-term bicycle parking spaces. The bicycle parking spaces shall be a conventional style and secured to the ground or a structure in accordance with SDC 4.6-150. All ten proposed bicycle parking spaces will be covered and meet the standards of SDC 4.6-150. The Final Site Plan shall provide for appropriate traffic management signage, lane striping and stop bars at the driveway intersections within the project area. Appropriate traffic management sign age, lane striping and stop bars at the driveway intersections have been added to the project area. This-condition has been met; see Site Plan.
