Andy,
Thanks! I think that answers my question.

Hi Jeff, it Shouldn't be a major issue...1 suspect it would affect the irrigation layout more than anything else. My
suggestion is to retain as many of the original plants as practicable to compensate for the "void" in the reconfigured
islands. If you encounter other complications, please let me know and we can find a workable solution.

Subject: Cabela's Conditions of Approval Resubmittal.
Hi Andy,
We're in the process of revising our plans to meet the conditions of approval and I have a question concerning the
planting plan. In addition to the changes we're making with the additional parking islands that are required, we also have
other revisions that happened with the site plan and caused some minor changes with the planting in addition to planting
. being added on the north side of Cabela's. This mostly happened as a result of the civil engineers revising the majority of
the planting islands to have splits in them to allow water to drain through which caused us to reconfigure planting in all of
these areas. So I guess what I am trying to say is that the planting plan we will be submitting this time around will differ
from the original one that was submitted for site review. Is this going to be a problem or create any issues? As I said
previously, they're mostly small changes. As always, any information would be helpful.

Subject: SDCs resulting from (abela's Tenant 1nfill
The public works department was contacted earlier this year regarding Systems Development Charges (SDCs)
that would be assessed if Cabela's replaced Ashley's furniture in the Gateway Mall. Our reply was that no change of use
charges would apply for Transportation or Metro Waste Water (sewage treatment plant) as the mall was treated as
whole, not as individual tenants. This decision is still in effect and there are no charges for the change of use from a
furniture store to a outdoor sporting goods retail store. There would be charges for any additional fixtures (such as
toilets, sinks, etc) Cabela's would be adding as part of their tenant infill or additional building space constructed as part
of the infill. I wanted to contact you as soon as we determined some SDCs would apply.
At this time there appears to be 3 additional bathrooms being added as part of the warehouse space/loading
dock Cabela's is converting to new use to the north otthe main store and SDC charges are being assessed for these
fixtures. If the bathrooms are just being relocated due to the new warehouse space let me know and charges will be
adjusted accordingly (I found no evidence of this on plans I received). The fee for the additional 3 bathrooms is $2469.
Although we have not received the final building plan submittal for the Cabela's Anchor space we have used the
architectural plans we received for the parking lot modifications to estimate the SDCs for the mezzanine space to be
constructed inside the existing shell building. As this is new floor space being added to the mall and new fixtures there
will be a fee for this area. If you are demolishing or removing any space that currently exists for this project please
inform us and we will adjust the rates accordingly. Although the final charges will be determined from the official
building plan submittal the current estimate for the mezzanine space and corresponding fixtures is roughly $23,000.
Please contact me if you have any questions on this and I will be happy to explain our process to you.
