DRC2009-00029 Afiya Apartments-Springfield Church of the Brethren
The Transportation Division has reviewed the materials provided with the final site plan
application. The required conditions outlined below were provided as part of the land use
decision and are commented on individually with respect to compliance.
ReQuired Condition: The applicant shall execute and record an access easement
over the parcel represented by Tax Lot 4800 for the benefit of the parcels Tax Lot
4600, 4700 & 4900 for access and circulation.
This condition is shown on the site plan and is therefore in compliance. However, there should be a
review, prior. to fmal occupancy, which demonstrates the easement has been recorded against the subject
property with Lane county.
ReQuired Condition: Prior to final occupancy the applicant shall either, 1)
complete a property line adjustment between the parcels shown as Tax Lot 4600 &
Tax Lot 4700 as shown on the site plan, or 2) improve the existing gravel parking
lot in accordance with all the stipulations of SOC 4.6-120 and in conformance to
SOC Table 4.6-1.
This condition is also shown on the site plan and is therefore in compliance. However, there should be a
review, prior to fmal occupancy, which demonstrates that the lot line adjustment has been completed and
recorded with the county.
ReQuired Condition: The applicant shall provide a copy of an approved OOOT
Right of way Approach Permit with the final site plan.
ODOT is requiring approval ofthe final site plan before issuing a Right of Way Approach Permit.
Therefore, the final site plan is approved and as with the previous notes, prior to fmal occupancy being
issued, a copy of the ROW permit should be provided to the City.
