Here are my comments for 4151 Industrial:
1. Erosion prevention, sediment control, and runoff control BMPs shall be implemented to
protect stormwater facilities regardless of whether or not an LDAP is required. This
includes, but is not limited to, standard construction entrances at all ingress/egress points, .
sediment control BMPs adjacent to any stormwater channels or ponds, and, if necessary,
wheel wash facilities. BMPs are minimum requirements and will be monitored for
effectiveness. Additional BMPs may be required if the desired stormwater protection
outcomes are not achieved.
2. An LDAP will be required for grading that is performed in order to prepare any of the four
lots for future development. If such grading is to occur without an approved preliminary or
tentative development plan, a Pre-Approval LDAP will be required. Activity such as crushing,
stockpiling, or hauling of approved material that conforms with land use approvals will be
exempt from an LDAP under section 8.302(e) ofthe Springfield Municipal Code.
3. Lane Forest Products currently is not registered with DEQ under the 1200-Z industrial
stormwater program. This expanded use may require that they register with DEQ - this
needs to be verified.
4. If the applicant at any time intends to place structural fill on any of the four lots, it will be his
responsibility to obtain the necessary permits and comply with building code. An LDAP will
be required, but it does not approve the placement of structural fill.
