Nice job on the separate documents for the access easement and the storm water drainage easement. The exhibits tell the story well, and match perfectly with the legal descriptions. (I personally like having the exhibits, as I'm very v'isual.) Please let me know if you have any questions on my comments. Below are the county's comments as well. The second line of the second paragraph of the Certificate should be changed so that the bearing to the Initial Point is "South 89'30' 00" West". 3. Dukes and Dukes Partition 1st Comments from Springfield Plat . Please change the subtitle under "Dukes and Dukes" from "NW X Sec. 36..."to "NE X Sec. 36..." . According to our field check and the maps you've referenced, the legend for the solid circle should change from "FND S/8" IR" to "FND 1/2" IP." . Please provide ties to the plat corners of the two iron pipes north of Parcell. One is nearly on the northern boundary of the plat, while the other is on the south ROW of G Street. . Please add the word "Private" to the 14 foot sanitary sewer easement (striped hatch), and add the word "Public" to the sanitary sewer easement Rec. # 2006-063340. . The dimension on the outer boundary at the SW corner of Parcell needs to be changed from "S8.04" to "70.00". . As a PUE is being dedicated on the plat, please add the note, "No building, structure, tree, shrubbery or other obstruction shall be placed on or in a Public Utility Easement." . The basis of bearings needs to be based on record monuments. As the PK nails are not monuments of the record you've shown, they.cannot be used for the basis of bearing. . Please add necessary description to the PK nail at the intersection of 28'h Street and G Street, which is a PK with a washer marked with "Baker PLS 1978" per CSF 39778. . On Note 2, change the "Book 4012" to "Book 401." . Suggestion: Consider replacing R1 with the latest deed: Rec. # 2009-017972. . Please show all dimensions (including curve data) needed to locate easements on the plat, as many of the lengths or beginning/end points are presently undefined. (A second sheet with the map scaled larger could make this easier.) . Did you mean for the OPC at the NW corner of Parcell to be on the west line of said parcel? Suggestions: On the first line of the second paragraph of the Narrative, change "was" to "were" and add a period to the end of said paragraph. Also: In the declaration, 2"' paragraph, 3" line, you could correct spelling of "separate." . Narrative: 2"' paragraph, lines 4: Please replace "records distance of 27.00 feet..." with "record distance per instrument number 1985-42219, LCODR of 27.00 feet ..." . On the third line of the second paragraph in the Narrative, please correct the spelling of the J. Ebbert DLC. . Peggy at the County Surveyor's Office mentioned on the phone that she forgot to ask for the inkjet information in the lower left corner.
