The pre-submittal meeting serves as a completeness check for the application, and the applicant receives a checklist of completeness items from various City departments. Step 2: Type II Major Site Plan Modification ($4,437.70 - includes 5% Tech Fee and $160 postage fee for notification) -This application requires a 14-day public notification period and has a statutory 120 day timetable for issuance of a decision. Provided a complete application is submitted, staff can typically issue a decision in about 30-40 days.
