RE: Major Site Plan Modification
Gentlemen: Further to our discussion earlier this morning, I can provide a breakdown of the
approximate fees and timeline for a Type II Major Site Plan Modification:
Step 1:
Pre-submittal meeting ($346)
Scheduled 5-7 business days after receiving the submittal (meetings held on Tuesdays and
Fridays). The pre-submittal meeting serves as a completeness check for the application, and
the applicant receives a checklist of completeness items from various City departments.
Step 2: Type II Major Site Plan Modification ($4,437.70 - includes 5% Tech Fee and $160
postage fee for notification)
-This application requires a 14-day public notification period and has a statutory 120 day
timetable for issuance of a decision.
Provided a complete application is submitted, staff can typically issue a decision in about
30-40 days.
Step 3: Final Site Plan / Development Agreement ($427.77 - includes 5% Tech Fee)

Date Received: ,2).[' ~/J
Planner: AL / /
, Following approval of the Type II Major Site Plan Modification, the applicant submits the
