SPECIAL WARRANTY DEED
Bernard D. Hiatt, Grantor, conveys and specially warrants to Bernard D. Hiatt, Trustee of the Bernard D.
Hiatt Living Trust dated October 21, 2003, Grantee, the following described real property, free of
encumbrances created or suffered by Grantor except as specifically set forth herein situated in Lane
County, Oregon, to-wit:
Parcell: Beginning at the Southwest comer of the William C. Spencer Donation Land
Claim No. 50, Township 17 South, Range 3 West, Willamette Meridian; running thence East
1099.41 feet, more or less, thence North 40.0 feet to the point of beginning, thence North
120.0 feet, thence East 194.28 feet, thence South 120.0 feet, thence West 194.28 feet to the
point of beginning.
Parcel2: Lot 36, Second Addition to Mimosa Park, in Volume 2003, Page 13475, Official
Records of Lane County, Oregon.
The Grantor warrants that the title to the property conveyed hereunder is free from encumbrances but
only to the extent that Grantor holds a valid and collectible policy or policies of title insurance insuring
Grantor against such encumbrances.
The true consideration for this conveyance is other value.
THIS INSTRUMENT WILL NOT ALLOW USE OF THE PROPERTY DESCRIBED IN THIS
INSTRUMENT IN VIOLATION OF APPLICABLE LAND USE LAWS AND REGULATIONS.
BEFORE SIGNING OR ACCEPTING THIS INSTRUMENT, THE PERSON ACQUIRING FEE
