The Transportation Division has reviewed the materials provided with the subject application.
The required findings and conditions outlined below are provided for your use in preparing the
land-use decision.
General
Finding: Approval of this proposal would allow demolition of a 989 square foot convenience
/store and construction of a 3500 square foot convenience store in its place on a 1.00 acre lot.
The subject parcel is at 3375 Gateway Street on the southeast corner of the intersection of
Gateway Street and Kruse Way (Map 17-03-22-20, Tax Lot 00901).
Transnortation Svstem Imnacts
Finding: Gateway Street abutting the development site is a 64-foot wide, five-lane minor arterial
/ street within an 80-foot wide right of way. The street is improved with asphalt paving,
curb/gutter, on-street bicycle lanes, sidewalks and street lighting.
Finding: Kruse Way abutting the development site is a 36-foot wide, two-lane local street within
a 60-foot wide right of way. The street is improved with asphalt paving, curb/gutter, sidewalks
and street lighting.
-/ Finding: The applicant submitted a Traffic Impact Analysis prepared by Branch Engineering.
/.Finding: Based on ITE Land Use Codes 853 and 945 the total trip generation from this site upon
completion of the proposed development will be as follows:
1036 trips/thousand square feet of gross floor area
j Finding.: Existing transportation facilities would be adequate to accommodate additional trips
. that would be generated by the proposed development.
Site Access and Circulation
Finding: Installation of driveways on a street increases the number oftraffic conflict points. The
greater number of conflict points increases the probability of traffic crashes. SDC 4.2-120
permits each parcel to have one driveway access. /

Finding: The existing parcel currently has two driveway approaches, a 36' wide driveway on
Kruse Way and a 4 I' shared driveway on Gateway Street. The site plan calls for the existing
driveways to remain.
Please provide a copy of the draft Decision for my review prior to issuing the final decision.
