If the applicant is not the property owner, written permission from the property owner is required. 4. Draft of the required Property Line Adjustment deeds. Property Line Adjustment deeds shall comply with ORS 92.010 and 92.190(4) and shall be recorded in the Lane County Deeds and Records. 5. Three copies of a Preliminary Survey IRl The Preliminary Survey shall be drawn in compliance with ORS 92. The title must state: "Proposed Property Line Adjustment Surveyll. IRl The scale of the Preliminary Survey shall be appropriate to the area involved and the amount of detail and data, normally 1" = 20', 1 It = 50' or )11 = 100'. [RI A north arrow and date the Preliminary Survey was prepared. IRl The name and address of the owners and the applicant if different. IRl A drawing of the boundaries of the lots or parcels involved to include dimensions and square footage calculations. IRl The existing property line and proposed property line clearly differentiated by'line type. IRl The location and outline to scale of all existing structures to include their required setbacks from the property boundaries and those from the proposed property line. IRl The location, width and names of all existing streets, alleys, or other rights-of-way within or adjacent to the lots or parcels and the location and width of driveways. [R] The location of all public and private easements and utility lines within or crossing the lots or parcels. Explanation to Accompany The Proposal for a Property Line Adjustment For Symantec Corporation . Symantec currently owns property along International Way in Springfield which is shown on current tax maps as four separate tax lots; tax lots 500, 600 and 800 of tax map 17-03-15-30 and tax lot 700 oftax map 17-03-15-40. These tax lots are recognized as separate properties creating a number of division lines in an area, which has been developed with improvements including buildings, extending into two or more tax lots. To satisfy conditions of approval for site review associated with their current construction and to create property lines which reflect the use ofthe property, Symantec has applied for the vacation of the parcel lines resulting from Land Partition Plat Numbers 94-P0498, 94-P0499 and 94-P0500 which divide their ownership and applied for a lot consolidation to include tax lot 800, which was created by deed, into the combined tax lots 500 and 600. The final step of this process is to adjust the property line between tax lots 500 of tax map 17-03-15-30 and tax lot 700 of tax map 17-03-15-40, which was created by the Lot Line Adjustment given approval by the City of Springfield as Journal No. 2001-01-0007. The building, currently under construction, crosses land division lines and occupies portions of three different tax lots as well as being at nearly zero setback from the previously adjusted lot line. This property line adjustment will move the common line between tax lot 700 and the combined properties to the west to a location midway between the buildings and which better reflects the dividing line between the improvements associated with the respective buildings.
