PROJECT:
RENOVATIONS TO EXISTING RESIDENCE
Mr. & Mrs. James Wilson

PROJECT DESCRIPTION
Project Intent:
The intent of this Project is to upgrade the construction of the existing room which the
previous Owner had walled off in the garage to create a usable space.
Non-Conforming Work which must be improved:
The construction of the wall separating the garage from the usable room did not conform
to the Single Family Residential Code for the following reasons':
The wall & ceiling soffit separating the garage from the usable room was not fire rated
originally, Owner's Contractor has installed 5/8" X gypsum board.
The foundation around the perimeter of the new usable room was not insulated.
Electrical Work had not been permitted and therefore had not been inspected and
approved. ALL ELECTRICAL WORK SHALL BE PERFORMED BY A LICENSED
SUPERVISING ELECTRICIAN.
The Following Work shall be provided by a Licensed & Bonded Contractor:
Apply for all applicable permits.
Remove the lower 4' of the existing gypsum board at interior face so that the Licensed
Electrical Contractor can view the existing electrical work and upgrade as necessary to
meet all codes. Adjust heights of duplex and quad outlets, junction boxes, cable
boxes, and wall heater. Check wire gauges, insulation, & installation and correct
as necessary to meet codes.
In lieu of cutting concrete to install perimeter insulation, install a raised, insulated
floor system over an approved vapor barrier installed over the entire concrete
slab beneath the new room and extend vertically up the wall to height of new
floor. New floor system shall be Owner-Selected "Laminate Flooring" over }'."
underlayment grade t & g plywood, over 2xiConstruction Grade Joists @ 16" o.c.
supported on 2x4 pressure treated douglas fir plates around entire room
perimeter and spaced @ 5' o.c. to create three equal floor joist bays
approximately 5' x 19' - 2". Do not nail p.t. plates to floor. Fill joist spaces with

R-25 rigid insulation or R-25 Dense Batt Insulation with backing on top.

Renovations to Existing Residence
Mr. & Mrs. James Wilson, 3910 Douglas Drive, Springfield, Oregon
Extend floor framing into Garage to provide a landing matching floor level of new raised
floor. Minimum size shall be 36" x 36".
Remove existing door between Garage and new Room. Raise door to
accommodate raised floor elevation. Confirm with Building Inspector that the
existing door meets all applicable codes for fire separation between Garage &
Usable Spaces. Install approved spring hinges, door bottom seals and draft stop
hardware to close and smoke/seal the door automatically.
Other Work:
Confirm that the exterior wall is insulated with R-21 Batt Insulation with Vapor Barrier (1
perm) on interior face.
Confirm that the ceiling is insulated with R-38 Batt or Blown-In insulation.
Confirm that the wall between the New Room and the Garage is insulated with R-21 Batt
Insulation with Vapor Barrier on interior face.
DO NOT CONCEAL FRAMING WITH FLOOR SHEATHING OR WALL FINISHES
UNTIL CITY BUILDING AND ELECTRICAL INSPECTIONS ARE APPROVED.
REFER TO ATTACHED DRAWINGS BY NAGAO/HANSEN ARCHITECTS PC
