Design Concept:
The irrigation system is to be designed and constructed to be as efficient in
terms of water usage as possible. It will use water..conservlng Jow gallon
pop-up spray heads. All plants and planted areas are to receive Irrigation.
General Description:
The irrigation system is to be a fully automatic underground system. Backflow
prevention device will be Installed In a manner which meets or exceeds all
applicable codes. A permanent system with 100% head to head coverage
must be Installed at all tree, shrub and groundcover plantings.

Main and Lateral Lines:.
Class 200 PVC pipe' is to be used throughout the project at sizes appropriate
to minimize pressure loss due to friction and to maintain velocities of water
flows' at recommended levels.
Heads:
All sprinkler heads are to be plastic llpOp..Up" heads. Spray sprinklers are to
be used at all new planted areas. Install spray heads 3" from adjacent
pavement and planting edges; 6" from pavement and planting edges in
parking areas if located at parking stripe (24" if located within bumper

Design Concept:
The site is located along Franklin Boulevard In Glenwood. The planting design
will Include urban street side plantings and building foundation plantings
Including a landscaped ralngarden stormwater treatment facilities at the
northwest, northeast, and southwest corners of the site, as well as one
centrally located in the southern parking area.
Planted Setbacks and Screening:
A 500ft minimum planted setback is required. Landscape design quantities,
sizes and plant types are shown on sheet l3.
A proposed loading and service utility yard will need to be screened according
to code and will be done so by use of a 6..ft tall wall.
Street Trees:
There are no existing street trees located along side Franklin at this property,
which is largely due to lack of space between property line and existing
curbside sidewalks. East of the proposed entry, some ROW landscape area
exists and will have two street trees provided (at 301 ,Intervals or less).
Tree Plantlngs:
All trees required by Springfield Development code will be minimum 2" oaliper
at the time of planting.
Stormwater Treatment Facility plantlngs:
Vegetated Infiltration Basin stormwater faCility will be used for treatment of
