Condition 1: A Public Works lock must be obtoined ot Heymon's Safe, Lack, and
Security for the manual swinging gate fronting Mississippi Ave. so that the Fire and
Life Safety Department has access ta the buildings.
This has been noted on the plans.
Condition 2: The property owner must notify the City af Springfield if this new
building changes uses from the proposed "Storage Only" use. Any change in use
may trigger additional Minimum Development Standards Review, building code
requirements and Systems Development Charges.
This will be addressed on the future Building Permit.
Condition 3: Shaw the actual proposed lacatian of the south gate. If this does differ
from the tentative plan, the sauth most street tree shall be relacated north af the
gate.
This has been addressed on the plans. The southern gate begins 9'-3" from the
southern point, as shown on the tentative plans. No revisions are necessary to the
landscape plan.
Condition 4: Show the location of the trash receptacles on the Final Plot Plan.
This has been address. 1.5 Cubic Yard max trash cans will be placed in the lean-to as
no significant amount of trash is generated by the car sales.
Condition S: Prior to approval of the Final Site Plan, the applicant shall submit an
analysis of the infiltratian swales using the Simplified approach from the Portland
Stormwater Management Manual prepared ond stamped by a licensed engineer.
No drainage study beyond this is necessary for development.

Portland stormwater Manual for either and Infiltration planter or Vegetated Infiltration Swale,

suitable for infiltration and pratected from compaction during construction,
