Date: October 1, 2010 To: Mark Worman Re: Planning items for final occupancy of 1820 Main Street From: Steve Hopkins Mark, As we discussed on Sept 29, the site plan will be modified to create a larger outdoor storage area and to maintain a fire lane. The fence will move to the front of the building and the area between the new trash enclosure and the building will be kept open. If the shipping container is to remain, it needs to be screened, meet setbacks, and comply with the Fire and Building Codes. These are the same conditions for Les Schwab on Harlow Rd. They are using a shipping container and their site is zoned CC (Community Commercial). The same conditions will apply here. In accordance With the decision for Les Schwab on Harlow Rd (DRC2003-00037), a shipping container can be used for storage if: 1. It is completely screened from view from the public right of way. The screening must be as high as the container. A typical container is 8' high. 2. The rear and side setbacks are 10 feet. 3. The container must also comply with the Fire Code and the Building Code. To get occupancy, these items shall be completed by Oct 15: 1) Install the landscaping as shown on the final site plan dated March 8, 2010. 2) Install filters in the catch basins as shown on the final site plan dated March 8, 2010 3) The trash enclosure shall be completed. It shall be located as shown on the final site plan dated March 8, 2010, unless revised plans are submitted to and approved by the Building Dept. 4) Move the fence and gate as we discussed on Sept 29. 5) There are two options for the shipping container: a) remove it, or b) move it 10' from the side and rear property lines and screen it. Screening must be as high as the container. If you choose this option, submit a revised site plan drawing. Show the shipping container, the new location of the fence, the enlarged outdoor storage area with the fire lane. If the trash enclosure is relo<;ated, include that as well. The new site plan must be submitted to Steve Hopkins before Oct 15. 6) Make the these changes to the DWP application and resubmit the HMMP to Amy at SUB: a) The Hazardous Materials Management Plan (HMMP) notes that weekly inspections will take place but does not include an inspection form. Please include an inspection form that identifies areas that need to be inspected (the E!MMP template has a sample inspection form). b) The HMMP states that inspection forms will be retained for no more than seven years. Please indicate a minimum retention time (usually three years). c) Identify spill kit locations. The spill kits must be installed and inspected by Steve Hopkins by Oct 15. d) Part C indicates that the only haz mat storage area will be the paint storage room adjacent to the paint booth; however, Section III, Part A identifies the custodial closet as the only storage area.
