The Transportation Division has reviewed the materials provided with the subject application.
The required fmdings and conditions outlined below are provided for Y6ur implementation into
the land use decision.
General
Finding: The subject property is located at 6595 Main St. Approval ofthis proposal would
allow one lot (Map] 7-02-34-44, Tax Lot # ] 20]) to be partitioned into two parcels. The
purpose ofthis partition plan is to divide this fully developed site into ~o separate parcels. No
demolition or construction is proposed.
TransDortation Svstem ImDacts
Finding: Abutting the subject site to the north, Main Street (a major arteria]) is a 66-foot wide,
five-Jane street within 80 feet of right oLway. The street is fully impro~ed with curb/gutter,
sidewalks and metal halide street lighting. Average daily traffic along this street is estimated to
be 20,000 vehicle trips per day.
Finding: Existing off-site transportation facilities would be adequate to accommodate additional
trips that would be generated by the proposed development.
Site Access and Circulation
Finding: As per SDC 4.2-130, vision cleararice triangles (shaped with ]e feet triangle "legs" as
shown in SDC Table 4.2-A) at the corners of all site driveways must be maintained, keeping all
obstacles out of the area between 2.5 and 8 feet above the established hdight of curb.
Finding: Transportation made a sight visit on April 26, 2010, and founJ a large address sign in
the vision clearance triangle. I
Required Condition: Street trees, on-site vegetation, and/or other obstacles to vision shall
be placed or relocated as necessary to maintain adequate vision c1eJrance triangles at the
corners of all site driveways per SDC 4.2-130.
Please provide a copy of the draft Decision for my review prior to issuing the final decision.
