Identify the applicable DA3s. If multiple areas exist within the building envelope, show the
boundary.
Enlarge the lot drawing on the pag~. Reduce the page area devoted to text.
Condition/ requirements applicable to all lots can be placed on a single page:
. All lots are subject to a maximum 35 % impervious surface per City of Springfield.
. All structures shall have Class A or B roofing as specified in the Oregon State Structural
Specialty Code. All Lots are subject to wildfire. Revise note as shown.
. All buildings with a gross area in excess of 1,500 square feet shall be constructed within
50"feet of an approved fire land or public street. Fire apparatus access shall be provided
to within 50-feet of the building.
. A wildfire defense plan for each lot, approved by the City of Springfield Fire Marshal
will be required prior to the issuance of building a permit.
Refer to the sample wildfire defense plan. The same requirements are applicable to River
Heights.
Include descriptions from CC&Rs. Place on a single page, not on each lot diagram. Answer the
question of what is allowed & prohibited within:
. Slope easement (4.4, page 7)
. Conservation area (#3, Exhibit B)
. Preservation area (#4, Exhibit B)

Lot 2 shows the building envelope encroaching into the conservation area.
. Identify which trees will be retained on each lot
It is assumed any trees within a building envelope will be removed.
