1. As of the date of this review, the Fire Dept. does not have a key. Submit the key to

Condition 1: In order to ensure adequate emergency vehicle ingress, purchase a Public Works
lock for the manual gate and provide a key to Fire Department admlnist'ration at 225 5th Street.

Lock may be purchased at Heyman's Safe, Lock, and Security, 13114th Street, Springfield.
2. Encroachment permit needed. This must be obtained prior to Clmmencing any work in
the right of way. Complies I
3. DWP: Amy Chinitz must approve the exemption or a DWP application is required. Last
contact with Amy was in May. If an application is required, it rh.ust be approved prior
to final site plan approvaL . I'
4. Boat transfer well. Complies. Refer to PW email dated June 24:
5. Vegetated swale. The swale must be functional, including the ~egetation or alternative
method, prior to final plarming inspection. That is the last inspection prior to
occupancy. Todd Singleton (729-5931) can answer questions abbut swales and alternate
methods of vegetation. Complies
6. Shut off valves. Complies
7. Relocate sheds. Shown on plan, but must be moved prior to final site plan approval.
Verify with site visit. Remove sheds from PUE (fence is 7' from! property line) and 14'

11. Improvement agreement Needed for improvements to existing facilities. Refer to this
finding from the land use decision: 'I '
Finding: To provide for pedestrian and vehicle safety. street lighting is necessary to illuminate
street and sidewalk areas adjacent to the proposed development site I to an adequate level
during nighttime hours. Currently, low pressure sodium lighting has be'en installed on power
" ,
poles along 39th Street. This type of street lighting does not meet current City standards. Also,
the sidewalk width is presently 3.5 feet wide and does not meet c~rrent' City' standards.
However, it is not practicable ,or justifiable to require the applicant to bting the street lighting
and sidewalk on 39th Street up to current standards at this time. It Is ap~ropriate to require an
, ,
improvement agreement so that the property owner pays a proportionate share of costs when
the City upgrades the street sidewalks and lighting system.
Applicant given Improvement Agreement on Oct 20 to sign and have notarized.
12. Move parking space to create 18' driveway: Needs revision. Rifer to #15 for parking
space comments. ' I
13. Clear vision triangles: Complies with current design, but must,also comply with revised
parking plan. Refer to #10. Update Oct 20: Alt 2 is acceptable. Must verify clear vision
triangles with full size drawing. I
14. "No Parking" signs/ curb painting will be verified prior to occupancy. Complies
15. 10 off-street parking spaces. Proposed 7 outside fence, 3 inside Ifence: Needs revision.

Finding: Based on deductions from site visits and aerial photos, the Transportation Planner
believes that vehicle storage is causing problems with on-site circulation as well as customer
parking, and that it is possible to reduce the parking requirements if1customer and employee
parking is kept outside of the gates and storage behind them. This ~ay be accomplished by

, adjustments of the gates position to accommodate the required parking.
