Finding: The ITE~rip Generation manual does not contain data for used car sales lots. Based on '
j data from th~ City of~~I?[/go '.s Land Developmen~ code, trip generati~n for this development
would be estimated td'be/300 daily tnps per acre, which equates to 186 tnps for the 0.62-acre
site. It is the Transportation Planning Engineer's opinion that trip generation from the proposed
development would not exceed this value. '
In addition, assumed development may generate pedestrian and bicycle trips. According to the
J "Household" survey done by LCOG in 1994, 12.6 percent of household trips are made by
. bicycle or walking and 1.8 percent are by transit bus. These trips may have their origins or
destinations at a variety of land uses, including this site. Pedestrian and bicycle trips create the
need for sidewalks, pedestrian crossing signals, crosswalks, bicycle parking and bicycle lanes.

generated by the proposed development.
Develonment Access and Circulation
Finding: Installation of driveways on a street increases the number oftraffic conflict points. The
greater number of conflict points increases the probability of traffic crashes. Effective ways to
reduce the probability of traffic crashes include: reducing the number of;'qriveways, increasing
distances between intersections and driveways, and establishing ade~te~sion clearance where
driveways intersect streets. Each of these techniques permits a 106ger,)ess cluttered sight
dis~ce for th~ motorist, reduces the number and difficulty o~islc;fi~'drivers must make, and
contributes to mcreased traffic safety. ~. '\
