Mr. Bauman: Thank you for your comment regarding this development application. A copy of your email will be
permanently kept in the application file and you will be sent a copy of the staff report and decision when it is issued.
I understand your concerns about long-term viability of the proposed development and wanting to have the highest and
best commercial use on the site. Commercial developments are subject to site plan review, and the City typically doesn't
become involved with determining the most desirable or economically viable type of commercial development on private
property - that is up to the developer. As it stands, the Springfield Development Code lists a range of commercial
activities that can be considered on properties such as this one that are zoned Community Commercial. It is the City's
responsibility to respond to applications from private landowners/developers and review them for consistency with the
provisions of the Development Code. Standard requirements include access, parking, landscaping, site lighting, utility
installation, ~creening and buffering from residential areas, etc. Not all businesses (no matter what type) are always
successful, and this is a risk that the developer must face.

Dear Mr. Limbird:
This letter is in response to the public notice of the proposed construction of a used car lot for"tax lot 300 on the conrner of
Smith Way and 42nd street in Springfield. As a home owner on Smith Way, I believe that a used car lot will not add any
value to this area in any way. In fact, it will oniy decrease the values of the homes located on Smith Way. There is already
a used car lot less than a mile away as well as others located along Main street. With a gas station, storage units, and low
income apartments in the same block, there are better mixed use or commercial uses for this plot of land than a used car
lot. When this proposed business fails all that will be left ;s parking lot. .
