This application is for a Final Partition at 740 28th St, within the Springfield City Limits. The
purpose of this partition is to convert one (1) existing lot into two (2) legal City of Springfield
lots. The piuiition will create two parcels with access off of 28th Street. The property is located
within the city limits. The tentative partition (SUB2010-00006) was approved July 14, 2010.
All conditions of approval are addressed below.
Conditions of Avvroval
1. Prior to or concurrent with recording of the Final Plat, the applicant shall execute and
record a stormwater drainage easement across Parcel 2 for the benefit of Parcell.
A 7.00 foot private joint access and stormwater drainage easement and maintenance agreement
will be recorded concurrent with the Final Plat. Said easement is attached for review.
2, Prior to approval of the Final Plat, the applicant shall prepare and submit a joint access
and maintenance agreement for the stormwater management swale that is satisfactory
to the City's Public Works Department.
A 7.00 foot private joint access and stormwater drainage easement and maintenance agreement
will be recorded concurrent with the Final Plat. Said easement is attached for review.
3. Prior to or concurrent with recording of the Final Plat, the applicant shall record the

4. The applica.nt shall provide and maintain adequate vision clearance triangles at the
corners of the site driveway in accordance with SDC 4.2-130, including but not limited
to proper placement of fences, street trees and other features to ensure vision clearance
areas are unobstructed.
The applicant understands that adequate vision clearance triangles are required in accordance
with SDC 4.2-130 and is in the process of altering a fence to comply with said SDC..
All conditions of approval have been either met or addressed. The final partition is substantially
similar to the approved tentative plan and meets all conditions of approval.
