JANUARY 24,. SOlO
SCALE: 1 "= '40'
A NUMBER OF THE LOT MONUMENTS HAD FENCING AND/OR LANDSCAPING NEARBY
THA r RAISED CONCERNS ABOUT MONUMENT ACCURACY, ESPEC/ALL Y WHEN IT WAS
DISCOVERED HOW MANY OF THE MONUMENTS WERE EiTH€R MISSING OR' HAD A POOR
MATHEMATICAL RELATIONSHIP TO OTHER MONUMENTS. THE CENTERLINE
MONUMENTAT/ON WAS D EEM EO TO BE THE MOST RELIABLE AND THEREFORE USED AS
FOUND MONUMENTTHE.8AS/S OF. BEARINGS; THE MONUMENTS FOR THE POINTS OF CURVATURE AND
BEARS NOI'06'59'fERMINATlON IN FRONT OF LOTS 63 AN 66 WERE HELD AND THE REMAINDER OF THE
0.12 FROM TRUE CENTERLINE LAID OUT BASED .ON RECORD DATA. THE CENTERLINE WAS THEN OFFSET
CORNER 20.00 FEET TO CREATE THE NORTHRIGHT~OF-WAY MARGIN. WITH THE EXCEPTION OF
THE. WEST LINE OF TRACT A, THE REMAINDER OF THE LOT LINES WERE LAID OUT BY
HOLDING THE FOUND MONUMENTATlON WHERE .IT COORDINATED WELL WITH THE RECORD
ANGLES AND DISTANCES AND THE MONUMENTS SEEMED LIKELY TO BE UNDISTURBED IN
THE CONTEXT. OF THE SURRQUNDING .IMPROVBMENTS OR HOLDING THE RECORD
ANGLES AND DISTANCES WHERE THE MONUMENTS DID NOT SEEM TO COORDINATE WELL
OR WERE FELT TO BE POTENTIALLY INACCURATE DUE TO SURROUNDING IMPROVEMENTS.
THREE SOLUTIONS WERE CONSIDERED FOR THE W~ST LINt OF TRACT A FIRST:
PARALLEL TO THE WESTLINg OF LOt 66. AS SHOWN' ON THE PLAT. HOWEVER IT WAS
FOUND THAT HOLDING THE TWO LlNESPARALLE~ MADE. THE FOUND MONUMENT NEAR
THE NORTH END or THE LINE A SIGNIFICANT' AMOUNT OFF -LINE. SECOND: HOLDING
THE MONUMENTS FOUND AT THE SOUTH END OF THE LINE AND NEAR THE NORTH END
OF THE LINE. THE DISTANCE BETWEEN THE FOUND MONUMENTS MATCHED RECORD .
AND THE SURRQUNDING IMPROVEMENTS ALL SEEMED to HAVE BEEN INSTALLED PRIOR
TO THE MONUMENT SETTING (AS:...BUILT DRAWINGS DATED FEB, 2002 AND PLAT DATED
MARCH 2004), HOWEVER IT. WAS NOTED THAT THIS MADE THE DISTANCE FROM THE
NORTHWEST CORNE~ OF TRACT A TO THE MONUMENt rOUND ON THE: NORTH LINE
NEAR THE NORTHWEST CORNER TOB6tES$ THAN RECORD. . THIRD: HOLDING THE
MONUMENT FOUNt; AT THE $OUTH END' OF THe LI"'EAND THE POINT CREATED BY A
DISTANCE -DISTANCE INTERSECTION, BETWEEN THE TWO MONUMENTS FOUND NEAR THE
NORTHWEST CORNER., HQWEvtF? THIS CAUSED THE MONLJ.MENT ON TH~ WEST LINE TO
BE AN UNACCEPTABL.E DISTANCE OFF ....LlNE. ALL THREE SOL.UTlONS WERE RELA TlVEL Y
EQUAL IN THE .AMOUNT. OF CONFLICT BETWEEN THE SOLUTION, RECORD DATA AND
MONUMENTS. THEREFORE THE' SELECTED SOLUTION WAS. THE SECOND (HOLD THE
MONUMENTS FOUND.AT THE SOUTH END OF THE LINE AND NEAR THE NORTH END OF
THE LINE). THIS SOLUTION WAS PRIMARILY SELECTED BECAUSE IT CONFORMS TO THE
STANDARD SURVEY PRACTICE OF "UNOISTURBED; .ORIGINAL MONUMENTS IN A
SUBDIVISION CONTROL". A SECONDARY. REASON {OR SELECTING THIS SOLUTION WAS
THA T IT FALLS BETWEEN THE OTHER TWO. SOLUTIONS, ACTING AS A COMPROMISE.
