NARRATIVE
THE PURPOSE OF THIS SURVEY IS TO MONUMENT THREE (3) CONSECUTIVE .PROPERTY
LINE ADJUSTMENTS, THE ADJUSTED LINES WERE LAID OUT AS DIRECTED BY THE
CLIENTS AND APPROVED BY THE CITY OF SPRINGFIELD IN PLANNING. JOURNALS:
TYP 11 0-00003, TYP110-00004 AND TYP 11 0--00005. THE PROPERTY LINES PRIOR TO
THE ADJUSTMENT WERE RETRACED AS FOLLOWS:
A NUMBER OF THE LOT MONUMENTS HAD FENCING AND/OR LANDS9APING NEARBY
THA T RAISED CONCERNS ABOUT MONUMENT ACCURACY, ESPECIALLY WHEN IT WAS
FOUND MONUMENT DISCOVERED. HOW MANY OF THE MONUMENTS WERE EITHER MiSSING OR HAD A POOR
BEARS N01'06'59"E, MATHEMATICAL RELATIONSHIP TO OTHER MONUMENTS. THE CENTERLINE
0.12 FROM TRUE MONUMENT A TlON. WAS DEEMED ;0 BE THE MOST RELIABLE AND THEREFORE USED AS
CORNER THE BASIS OF BEARINGS, THE MONUMENTS FOR THE POINTS OF CURVATURE AND
TERMINATION IN FRONT OF LOTS 63.AN 66 WERE HELD AND THE REMAINDER OF THE
CENTERLINE LAID. OUT BASED ON RECORD DATA. THE CENTERLINE WAS THEN OFFSET
20.00 FEET TO CREATE THE NORTH RIGHT -OF - WAY MARGIN. WITH THE EXCEPTION OF
THE WEST LINE OF TRACT A, THE REMAINDER OF THE LOT LINES WERE LAID OUT B.Y
HOLDING THE FOUND MONUMENTATION WHERE IT. COORDINATED WELL WITH THE RECORD
ANGLES AND DISTANCES AND THE MONUMENTS SEEMED LIKELY TO BE UNDISTURBED IN
THE CONTEXT OF THE SURROUNDING IMPROVEMENTS OR HOLDING THE RECORD
ANGLES AND DISTANCES WHERE THE MONUMENTS DID NOT SEEM TO COORDINATE WEtL
OR WERE FELT TO BE PO TEN TlALL Y INACCURATE DUE TO SURROUNDING IMPROVEMENTS.
THREE SOLUTIONS WERE CONSIDERED FOR THE WEST LINE OF TRACT A. FIRST:
PARALLEL TO THE WEST LINE OF LOT 66 AS SHOWN ON THE PLAT. HOWEVER IT WAS
FOUND THAT HOLDING THE TWO LINES PARALLEL MADE THE FOUND MONUMENT NEAR
THE NORTH END OF THE LINE A SIGNIFICANT AMOUNT OFF -LINE. SECOND: HOLDING
THE MONUMENTS FOUND AT THE SOUTH END OF THE LlNE.AND NEAR THE NORTH END
OF THE LINE. THE DISTANCE BETWEEN THE FOUND MONUMENTS MATCHED RECORD
AND THE SURROUNDING IMPROVEMENTS ALL SEEMED TO HAVE BEEN INSTALLED PRIOR
TO THE MONUMENT St.IIING (AS-BUiLT DRAWINGS DATED FEB, 2002 AND PLAT DATED
MARCH 2004). HOWEVER IT WAS NOTED THAT THIS MADE THE DISTANCE FROM THE
NORTHWEST CORNER OF TRACT A TO THE MONUMENT FOUND ON THE NORTH LINE
NEAR THE NORTHWEST CORNER TO BE LESS THAN RECORD, THIRD: HOLDING THE
MONUMENT. FOUND AT THE SOUTH END OF THE. LINE AND THE POINT CREATED BY A
DISTANCE -DISTANCE INTERSECTION BETWEEN THE TWO MONUMENTS FOUND NEAR THE
NORTHWEST CORNER. HOWEVER THIS CAUSED. THE MONUMENT ON THE WEST LINE TO
BE AN UNACCEPTABLE DISTANCE OFF-LINE. ALL THREE SOLUTIONS WERE RELATIVELY
EQUAL IN THE AMouNT OF CONFLICT BETWEEN THE SOLUTION, RECORD DATA AND
MONUMENTS. THEREFORE THE SELECTED SOLUTION WAS THE. SECOND (HOLD THE
MONUMENTS FOUND .AT THE SOUTH END OF THE LINE AND NEAR THE NORTH END OF
THE LINE). . THIS SOLUTION WAS PRIMARILY SELECTED BECAUSE IT CONFORMS TO THE
STANDARD SURVEY PRACTICE OF "UNDISTURBED, ORIGINAL MONUMENTS IN A
SUBDIVISION CONTROL", A . SECONDARY REASON FOR SELECTING THIS. SOLUTION WAS
THAT IT FALLS BETWEEN THE OTHER TWO SOLUTIONS, ACTING AS A COMPROMISE.
