HOPKINS Steve
RE: River Heights
Steve,
Per your request, here is an attempt to clarify our concern and request regarding the final plat and the "Preservation
Easement."
. As has been discussed previously, the Tentative Subdivision Decision is clear that the preservation easement
designation will not be necessary on Tract A if it is to be dedicated to Willamalane for open space use (page 28).
Tract A is indeed to be deeded to Willamalane. That will happen once the plat is recorded.
. In response to our earlier inquiries, the applicant and City have reiterated that the Preservation Easement
designation does not apply to Tract A.
. In response to our May 19, 2010 request to see a copy of the final plat that is currently under review, you sent
us a "Development Plan" dated April 30, 2010, which shows a preservation area on Tract A. Since it does not
apply, that designation should be removed from Tract A in the "Development Plan" and should not appear there
in the final plat.
. Our request is that the preservation area designation be removed from Tract A in order to avoid future
confusion.
Thanks,
Nicole Ankeney. RLA

Nicole,
If you could send me your concerns with a more detailed explanation, I will look through the development plan and the
land use decision to determine if we can do that and what the options are available.

Good morning, Steve. I reviewed the PDFs of the development plan with Greg Hyde: He had some concerns about Tract
A being shown as a Preservation Area because it could affect future park development and improvements. Is it possible
to have the developer remove that distinction from Tract A?
Thanks,

Nicole,
Attached is a PDF of the River Heights development plan. I don't have a PDF ofthe plat, but this may work. The city
surveyor expects to finish his review ofthe plat next week. Then I can do my final check, which takes about 1 week.

Good afternoon, Steve! I just wanted to touch base with you about River Heights. If possible, we would like to get a PDF
copy ofthe final plat map and the environmental report for the development. If digital files are not available, I'd be
happy to come down and make hard copies of the file. Also, is there a timeframe on approval and recording it with the
county?
Thanks,
