Comments from Steve Hopkins, Urban Planning
Comments based on submittals dated June 18, 2010, and the meeting that same day.
Summary of remaining items
1. Revise the Hillside Development Manual:
. Lots 1-9, 39, 50 and 55 Complete
. Modify 2 sentences on sheet labeled "Conditions and Requirements Applicable to All
Lots". Complete
2. Construct the fence around the RWD site and entry way. As discussed on June 18, a receipt
from RWD for V2 the cost of the fence will be sufficient.
3. Extend the storm water pipes from the public easement to Lots 13 and 15. As discussed on
June 18, an active building permit for placement of the pipes across Lots 12 and 16, to
serve Lots 13 and 15, will be sufficient.
4. Revise the CCRs to include the restrictions on fencing. The CCRs have been revised as
requested.
5. Prepare deed restrictions Jor Lots 2-12, relating to fences in the PUE. A portion of the condition
is confusing and needs to be resolved between Jim and Byron. The confusion has been
resolved. Fences are allowed in the easement, but each fence must contain an opening
or an unlocked gate that is at least 9' wide. SUB has installed a locked gate at each end
of the easement to limit public access. This will be sufficient.
6. Revise the Development Plan to show Tract A is not encumbered In} the Preservation Easement.
As discussed on June 18, the plat does not encumber Tract A with the Preservation
Easement. This will be reflected on the revised Development Plan diagram. The cross-
hatching on Tract A will be removed.
Next steps
1. Submit 3 copies of the revised Hillside Development Manual.
2. Submit a building permit to place the storm pipes.
3. Submit a receipt from RWD.
4. Submit 2 copies of the revised CCRs.
