PROPERTY LINE ADJUSTMENT DEED
RECITALS
First Tennessee Bank, N.A., hereinafter known as the First Party, is the owner of that certain
real property located in the Southwest Y. of Section 35, Township 17 South, Range 2 West of the
Willamette Meridian and being shown as a portion of Lane County Assessor's Map 17-02-35-33,
known as Tax Lot 2200.
Derrick W. Roser and Angela M. Roser, husband and wife, hereinafter known as the Second
Party, are the owners of that certain real property located in the Southwest Y. of Section 35,
Township 17 South, Range 2 West of the Willamette Meridian and being shown as a portion of
Lane County Assessor's Map 17-02-35-33, known as Tax Lot 2100.
The reference to the legal description of the property owned by the First Party is contained in
Trustee's Deed recorded May II, 2010, Reception No. 2010-022277, Lane County Oregon Deed
Records.
The reference to the legal description of the property owned by the Second Party is contained in
Warranty Deed - Statutory Form recorded April 6, 2009, Reception No. 2009-017184, Lane
County Oregon Deed Records.
Upon common agreement between the First Party and Second Party, they wish to adjust the
boundary of their common property line by this instrument. This adjustment is set forth to
comply with Lane County Lane Use Regulations and the provisions ofORS 92.190 (4).
A survey of the revised boundaries, prepared by Roberts Surveying Inc. will be recorded at the
Lane County Oregon Surveyor's Office.
The true consideration for this conveyance is other than money.
This is the first of2 adjustments.

AGREEMENT
NOW, THEREFORE, First Party and Second Party do hereby adjust their common boundary
line to a position as described on attached Exhibit "A" and depicted on attached Exhibit "E".
The First Party conveys that certain real property described on attached Exhibit "B" to the
Second Party, their heirs, successors and assigns, to accomplish this first of 2 property line
adjustments. The legal descriptions for the revised boundaries are attached hereto and
incorporated herein as:
(pROPERTY #1)
The legal description for the revised boundaries of Assessor's Map 17-02-35-33, Tax Lot
2200 is shown on attached Exhibit "C".
(pROPERTY #2)
The legal description for the revised boundaries of Assessor's Map 17-02-35-33, Tax Lot
2100 is shown on attached Exhibit "D".
THIS INSTRUMENT WILL NOT ALLOW USE OF THE PROPERTY DESCRIBED IN THIS
INSTRUMENT IN VIOLATION OF APPLICABLE LAND USE LAWS AND
REGULATIONS. BEFORE SIGNING OR ACCEPTING THIS INSTRUMENT, THE
PERSON ACQUIRING FEE TITLE TO THIS PROPERTY SHOULD CHECK WITH THE
APPROPRIATE CITY OR COUNTY PLANNING DEPARTMENTS TO VERIFY USES.

of the Willamette Meridian, said line being more particularly described as follows:
Commencing at the most northerly comer of Lot 20, Block 2, FIRST ADDITION TO
CASCADE HEIGHTS, as platted and recorded in File 72, Slides 119 and 120, Lane County
Oregon Plat Records; thence along the line common to Lots 20 and 19, South 46039'] 9" East
68.60 feet to the POINT OF BEGINNING of this new division line; thence leaving said
common line and running North 66010']0" West 54.66 feet to the point of terminus of this new
division line, said point being on the westerly boundary of Lot 20, all in the City of Springfield,
