Our design for the above project included a pier replacement, based on the conservative
assumption that the existing piers may not be adequate. This was done because the existing piers
were concealed beneath the floor slab and could not be physically inspected.
The owner asked us to re-evaluate this position, and we inspected the site on 8 July 1993 when
a column had been removed to reveal the top of its pier. We saw no evidence of settlement, and
the base of the column showed very little deterioration due to contact with the concrete, We can
assume that the barn 10ft had been loaded significantly during its lifetime, and the existing piers
have been pre-loaded with more weight than they will presently be carrying, and that settlement
will not be experienced, While the column bases are in contact with concrete, and no underslab
vapor retarder is present, the CABO code does not specifically prohibit this. Any future
moisture-related deterioration of the column bases due to the concrete contact may be addressed
when it becomes a problem.
We therefore conclude that the pier replacement is not required, and the present assembly will
substantially conform to the CABO code,
