After the meeting Jeff asked me to evaluate the access drive location issue. If we pursue the access at the southwest corner of our site as our only initial access, you mentioned we would need to provide a supplemental traffic study, and also amend the master plan. There are a couple more questions which I would also appreciate your response to: What would the timeline be for a master plan amendment? Could it occur concurrently with site review? Would the amendment need to be a revision to the entire original document, or could it be processed as a separate "addendum" document describing the revision only? Would we be required to include the supplemental traffic study with our site review application, or could this follow later? According to the staff findings, the Base Flood Elevation for Lot 4 is between 429.0 - 429.4 feet. The base flood elevation information should be stated on the final plat sheet and a monument should be installed somewhere on the property. !wo quick reminder items as the project heads to Site Plan Review: 1. Stormwater infiltration facilities (eg. bioswales) will require additional depth of planting medium to address groundwater quality issues. Floodproofing of public and private utilities installed to serve the development site will be required in accordance with Conditions 2 & 3 of the Floodplain Overlay permit.
