CASE NUMBER SUB20 1 0-000 1 0, AS GIVEN TENTATIVE APPROVAL BY THE CITY OF SPRINGFIELD
ON SEPTEMBER 29, 2010.
DURING CALCULATION OF THE BOUNDARY A DISCUSSION OCCURRED WITH RICHARD SKINNER
ABOUT DATA SHOWN ON CSF 41715 (REF 2). A DESCRIPTION OF EACH TOPIC OF
CONVERSATION FOLLOWS:

HOWEVER, "THIS CONFLICTS WITH REF, ,1 IN MONUMENT CHARACTER AND LOT CORNER LOCATION.
REVIEW OF CSF 28660, LPPN 2009-P2392 AND LPPN 2008-P2205 SHOW THE SOUTHEAST
CORNER OF LOT 54 APPROXIMATELY 42-FEET SOUTHERLY DUE TO, A RIGHT-OF-WAY
DEDICATION THAT OCCURRED AFTER PLATTING, REF 1 SHOWS LESS DETAILED INFORMATION,
BUT, SHOWS A, CHANGE IN RIGHT-OF-WAY WIDTH REVEALING THAT, THE CORNER, OF THIS, PLAT
IS NOT IN THE SAME LOCATION AS THE CORNER FOR THE PROPERTY TO THE WEST- ,RICHARD
CLEARL Y REMEMBERED THE LACK OF CAP BECAUSE, HE' THOUGHT IT 'ODD SINCE WESTWIND
ESTATES WAS SCHEDULED TO RECORD SOON., WE CONCLUDED THAT THE, LABELING OF THE
SOUTHWEST PLAT CORNER AS THE SOUTHEAST CORNER OF LOT 54 WAS IN ERROR, BUT THAT
HIS MONUMENT CHARACTER IS. CORRECT FOR HIS SURVEY AND THE CAP MUST HAVE BEEN
PLACED SEPARATE FROM THE' MONUMENT.
2) WESTERL Y TANGENT FOR DAISY ,STREET: " THE -, MEASURED AND RECORD DISTANCES LISTED
BY RICHARD ARE THE SAME, BUT THE RECORD DISTANCE IS NOT WHAT IS SHOWN ON. THE
RECORD MAP. At ff:..R REVIEWING HIS FIELD DATA, WE CONCLUDED THAT THE INTENT/'WAS TO
HAVE BOTH DISTANCES 4.05~FEET AS CALLED ON THE RECORD MAP.
3) EASTERLY TANGENT FOR DAISY STREET: THE MEASURED AND RECORD DISTANCES LISTED
BY RICHARD ARE THE SAME" BUT AMBIGUOUS. THE DISTANCE LfSTED IS 158. 158.47"7"FEET.
THE INITIAL ASSUMPTION WAS THAT THE"INTENDED ,DISTANCE WAS' 158.47-FEET; HOWEVER, THIS
DIDNQT MATCH RECORD BY 5.00-FEET. AFTER REVIEWING HIS FIELD DATA, WE CONCLUDED
THAT THE INTENT WAS TO HAVE BOTH DISTANCES 153.47-FEET AS CALLED ON THE RECORD
MAP.
4) WEYERHAEUSER HAUL ROAD CURVE: THE ARC AND CHORD DISTANCES LABELED DO NOT
COME FROM ,THE SAME DELTA ANGLE. THE, CHORD BEARING AND DISTANCE MATCHED THE
FOUND MONUMENTS AND RICHARD CLEARLY REMEMBERED USING THE MONUMENTS TO DEVELOP
THE CURVE. THEREFORE IT WAS CONCLUDED THAT THE ARC LENGTH WAS THE ERRONEOUS
LABEL.
THE RECORD INFORMATION SHOWN FOR kEF 2 ON THIS PLAT IS BASED ON A COMBINATION OF
THE MAP AND THIS CONVERSATION REGARDING THE INTENT OF THE REFERENCE MAP, NOT
STRICTL Y BASED ON THE MAP ALONE.

WERE HELD FOR THE PRIMARY PORTION OF THE WEST LINE. THIS LINE WAS USED FOR THE
BASIS OF BEARINGS.

WERE HELD FOR, THE SOUTH LINE OF TAX LOT 102. MON C WAS SET BY CSF 40908 (REF 1)
AS A REFERENCE MONUMENT, FOR THE TRUE CORNER. THE - SOUTHEAST, CORNER OF TAX LOT
102 WAS ESTABLISHED BY HOLDING A POINT 1.00-FEET WESTERLY OF MON C ALONG THE LINE
BETWEEN MON C AND MON J. IT SHOULD BE NOTED THAT THE LOCATION OF MON C IN
RELATIONSHIP TO THE CORNER IS AMBIGUOUS. THE MONUMENT LABEL STATES THAT IT IS SET
ON-UNE BUT THE BEARING GIVEN DOES NOT MATCH AN EXTENSION OF THE PROPERTY LINE.
SINCE STANDARD SURVEY PRACTICE IS TO SET THE MONUMENT ON AN EXTENSION OF THE
PROPERTY LINE, I ELECTED TO INTERPRET THE STATEMENT OF BEING ON..:...LlNE AS MORE
