The relocated 14-foot wide public sewer easement would replace a 90-foot wide blanket easement. Background Tentative site plan approval has been granted for a commercial development at 1815 Main Street. The eastern 90 feet of the site is encumbered by a blanket sewer easement, which effectively sterilizes nearly half the site. The commercial building cannot be constructed with the current easement configuration. Because the existing public sewer line runs along the southern and eastern edge of the property, it can be accommodated within a linear easement and a blanket easement is not warranted. The applicant is proposing to adjust the 90-foot wide blanket easement to a 14-foot wide public sewer easement running along the eastern boundary of the property. The City's Planning and Public Works Departments have reviewed the tentative site plan and the existing sewer location, and agree that the proposed ]4-foot wide sewer easement will be acceptable. The proposed relocated easement is consistent with provisions of the Springfield Development Code and the City's Engineering Design Standards and Procedures Manual. Staff recommend execution of the easement relocation agreement for the subject property. A sketch plan showing the existing and adjusted easement locations is provided for reference.
