Jim and I reviewed the plans and there are 13 lots that meet the base standard for residential lots, so the cluster regulations are not applicable to them. The lots that do not have to comply with the cluster standards are: 13, 14, 15, 20, 22, 51, 62, 63, 64, 75, 87, 88 and 101. As you and I discussed last week, the submitted drawings of the Teton, Calgary and Kokanee models do not appear to comply with all standards of the cluster regulations. 50me of the options are: 1. Recess the garage so it is not part of the facade. 18' from front facade (wall). 2. Detached garage. This optionallows a 3' setback from interior and rear property lines. It requires an 18' setback from the front property line. 3. Attached, single 'family homes. This could be two homes (or more) with common lot lines. If you have any other ideas, we can discuss them at the meeting. The intent of the city is to be flexible and help you complete your project, but still comply with the development code. let me know if you have any questions.
