The recommended [mdings and conditions outlined below are provided for your use in preparing the land-use decision. General Finding: The proposed development site is a 14,377 square foot parcel located on the northwest comer of Market Street and Centennial Boulevard (Map 17-03-25-33, Tax Lot 8300). The applicant desires approval to construct a paved employee parking lot for the existing insurance office that occupies the lot. There isan existing 2870 square-foot office building, an existing 3000~foot parking lot, and 785 square feet of existing alleyway on the site, each of which will remam. Finding: Based on ITE Land Use Code 715 (Single Tenant Office Building) the total trip generation from this development upon completion of the proposed development would be as ./ follows: . Average Weekday = 11.57 trips/IOOO sq. ft. x 2870 sq. ft. = 34 trips . PM Peak Hour = 1.72 trips/IOOO sq. ft. x 2870 sq. ft. = 5 trips / Finding: No additional trips are expected to be generated by the proposed development.
