DRC2008-00039 - Gourley Site Plan
The Transportation Division has reviewed the materials provided with the subject application.
The recommended [mdings and conditions outlined below are provided for your use in preparing
the land-use decision.
General
Finding: The proposed development site is a 14,377 square foot parcel located on the northwest
comer of Market Street and Centennial Boulevard (Map 17-03-25-33, Tax Lot 8300). The
applicant desires approval to construct a paved employee parking lot for the existing insurance
office that occupies the lot. There isan existing 2870 square-foot office building, an existing
3000~foot parking lot, and 785 square feet of existing alleyway on the site, each of which will
remam.
Finding: Based on ITE Land Use Code 715 (Single Tenant Office Building) the total trip
generation from this development upon completion of the proposed development would be as ./
follows:
. Average Weekday = 11.57 trips/IOOO sq. ft. x 2870 sq. ft. = 34 trips
. PM Peak Hour = 1.72 trips/IOOO sq. ft. x 2870 sq. ft. = 5 trips

Finding: No additional trips are expected to be generated by the proposed development. Existing
transportation facilities are adequate to accommodate the existing conditions.

Finding: Existing access to the site IS provided by:
.. a 24-foot wide driveway accessing Market Street approximately 75 feet north of
Centennial Boulevard
. a I 0.5-foot alley way on the north side of the site which connects to Market Street north
of the 24-foot driveway
Finding: The proposed Site Plan allows for a one foot vehicle overhang in the new employee )
parking lot.

Finding: The proposed Site Plan displays the new employee parking lot's access to the alley way /
blocked by a vegetated swale and landscape area, and its access to the existing parking lot (and ./
subsequently to Market Street) is blocked by existing parking stalls_.

Recommended Condition: Provide safe and adequate access to the proposed new
employee parking lot
Recommended Condition: Provide adequate vehicle overhang in accordance with SDC
4.6-115. .
Recommended Condition: Provide and maintain 10 ft. clear vision triangles at the
corners of the site driveway and the south side of the alley driveway per SDC Figure 4.2-
A.
