Andy,
This partition breaks down into two parcels the Lot 8 of Riverbend, Phase 2. One parcel is approximately
delineated by the footprint of an existing medical building for Northwest Specialty Clinics, with the second parcel
comprising the remainder of Lot 8. No changes are being proposed to the physical features of the land.
Consequently, the only issue the Transportation reviewer has is that Parcel 1 must retain access to Riverbend
Drive.
Recommende.d Condition: Prior to final plat approval, execute and record the irrevocable joint
use access easement that will grant Parcel 2 access to Riverbend Drive.
Note: It should be noted that the reviewer has knowledge of the upcoming review process and methods which
will be performed by the Survey Section, and that a blanket easement for access and utilities is highly unlikely to
be accepted by the Survey Section during its final plat review.
