THIS SURVEY WAS MADE FROM NOVEMBER 2009 TO JANUARY
2010 BY DA VlD H. WELLMA~ OF D. WELLMAN SURVEYING LLC.,
90686 NORTHROP DRIVE, EUGENE, OREGON. THE PURPOSE OF
THIS SURVEY IS TO ADJUST THE COMMON PROPERTY LINE
EASTWARD BETWEEN THE OWNERSHIPS, ALL IN SECTION 26,
TOWNSHIP 17 SOUTH, RANGE 3 WES-r, WlLLAMETTE MERIDIAN.
A CLOSED LOOP WAS PERFORMED WITH A WILD T1000 WITH
DI1600 EDM WITH A PRECISION OF BETTER THAN 1: 13,000
BEFORE A LEAST SQUARES ADJUSTMENT.
THE UNAFFECTED BOUNDARY WAS HELD PER FUCHSIA GARDENS,
AS PLA., It.D AND RECORDED ON BOOK 29, PAGE 14, LANE
COUNTY OREGON PLA T RECORDS AS SHOWN. THE EAST LINE
OF PARCEL TWO WAS HELD AS PARALLEL TO THE ~ST
MARGIN OF 10TH STREET AS MONUMENTED. EQUITABLE STREET
FRONTAGE WAS APPORTIONED TO EACH PARCEL PRIOR TO
ADJUSTMENT. MONUMENTS SHOWN AS FOUND WERE
RECOVERED AND ACCEPTED AS BEING IN ORIGINAL AND
UNDISTURBED POSITIONS UNLESS NOTED OTHERWISE. THE
NEWL Y SET MONUMENT POSITIONS WERE ESTABLISHED A T THE
DIRECTION OF BOTH ADJOINING PROPERTY OWNERS AND AS
APPROVED BY CITY OF SPRINGFIELD PLANNING DEPARTMENT
WITH THOSE CONDITIONS AS STA TED HEREIN AND RECORDED
AS NOTED.
AS A CONDITION OF PROPERTY LINE APPROVAL A DEED
RESTRICTION WAS PLACED ON PARCEL 2~ OF THIS SURVEY, BY
SPRINGFIELD PLANNING SUCH THA T THE CARPORT ON PARCEL
2 NEED COMPL Y WITH SETBACK REQUIREMENTS PER SDC
3.2-215. THIS RESTRICTION IS TO BE REMOVED AS THE
CARPORT WAS MODIFIED BY MECHANICAL MEANS PRIOR TO
FINAL SUBMITTAL TO SPRINGFIELD PLANNING AND THEREBY
SA T1SFIES SDC 3.2-215 SETBACK REQUIREMENTS.
