DRC2009-00003 HAYDEN HOMES/WESTWIND ESTATES SUBDIVISION
I have reviewed the materials provided with the subject application. The recommended
findings and conditions outlined below are provided for your use in preparing the
land-use decision.
Due to the nature of this application I am not providing the usual conditions but rather
limitations that will be imposed on these lots partly due to the lot adjustments.
The developer will need to provide adequate drainage to the street (Holly) for all three
lots. Currently these lots drain away from the streets and this area was previously drained
by a culvert under the Booth Kelly haul road. This culvert was removed by SUB to
provide room for a water line that serves this development. Without this culvert the lots
do not drain adequately and will need to be graded in such a way as to provide positive
drainage to the street for any homes built on the lots. This process will be monitored
through the pending LDAP being prepared by Hayden Homes for the entire site.
The narrowing of Lot 101 will mean that the lot will not be allowed to have an over-
width driveway and may not be able to facilitate even the normal 24' standard maximum
driveway width.
If the lot line adjustments necessitates the relocation of any services to the individual lots
this will need to be done prior to the fmallift of paving and need to follow the normal
procedures to any changes to the approved PIP plans.
