Chateau Gardens, 2669 and 2645 S Cloverleaf Loop, Map and Tax Lot Numbers 17-03-22-43/00800 and 01100 There are two properties that are developed as Chateau Gardens. The two buildings were built about a year apart under separate building permits and Site Plan Reviews. In 2005 a building permit was issued and finaled to create a new entry and reception area, joining the two buildings. In answer to your questions: . . The two properties are zoned MDR Medium Density Residential and designated for Medium Density Residential use in the adopted Gateway Refinement Plan. . All of the abutting zoning is MDR. . The lots that Chateau Gardens is built upon were created through a PUD, Granada Phase II, which was the second Phase of the Gateway PUD. This phase included 75 duplex lots and 17 acres of common area. Granada Phase II was approved by the Springfield Planning Commission on January 4, 1978. Unfortunately I cannot find the file for the PUD and cannot provide you a copy of it. . The property is not in any overlay district. . The MDR district allows residential care facilities with more than 15 persons if developed under the Site Plan Review procedures and which meet the standards in the Section 4.7-155 of the Springfield Development Code. Both of these buildings received Site Plan Review approval. . . There are no records oflegal non-conforming uses. . There are no open building or zoning violations . Both properties were developed with Site Plan approval (Journal Numbers 1993-06-0096 (2669) and 1994-01-0012 (2645)). I included copies of the approvals with conditions, the approved site plans and some other supporting documents in the FedEx I sent earlier this . week. . The City of Springfield does not keep Certificates of Occupancy. However, I was able to fmd the building permit activities for both buildings which show that both of the buildings passed Final Building review and were finaled. I included copies of both permits (Job #s 930867 (2669) and 940337 (2645)) in my FedEx submittal to you. Please contact me at (541 )736-1 003 if you have any additional questions.
