The following is our response to the Site Plan Review Pre-Submittal checklist, incomplete items.
For clarity I have stated the City of Springfield comments in regular type face and our response in
italics.

Brief Narrative
The client is proposing to construct a small coffee drive through kiosk on a vacant tax lot.
The lot currently consists of a large lawn area between 2 commercial developments. Enough
existing lawn and subgrade will be removed to create 2 drive lanes (1 for each side of the cart),
installation of the coffee kiosk and a planted swale for storm water management. The remaining
landscape area will remain as lawn and may be outfitted with some picnic tables for the
customers.
There are no plans for future expansion. There will more than likely be 3 -4 employees (in shifts).
Location and height of existing or proposed fences, walls, outdoor equipments, storage, trash
receptacles and signs. Indicate if the existing trash enclosure on the site will be used by Just
Brew I!. .
Trash that will be generated is minimal. There will be a standard size residential can inside the
building which will meet the screening requirements.
Location, dimensions, and number of typical compact and disabled parking spaces; including
aisles, wheel bumpers, directional signs, and striping. Indicate number of typical, compact, and
disabled parking spaces: including wheel bumpers, directional signs and striping. Is parking to be
shared by WaMu and if so, will there be dedicated spots for Just brew It employees?
Three parking spots close to Game Farm Road will be designated for Just Brew It employees.
One of the ADA parking spots close to the coffee kiosk will also be designated. See Site Plan.
On-site loading areas and vehicular and pedestrian circulation. Indicate vehicular circulation with
striping. Also, are their access easements to benefit WaMu on the north and west sides of the
